What building survey is the correct choice for my house purchase ?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Maulden

A Homebuyer Report should be selected when purchasing a home constructed from conventional materials i.e. tile and brick, in reasonable repair and constructed after 1900.

  • Property suitable for a Building Survey

A Building Survey (previously called a Full Structural Survey in Maulden) will also be conducted by a MRICS/FRICS surveyor but is more detailed. Choose this option for non standard , for example stone wall homes.

  • Surveyor carrying out a Property Valuation

This is an impartial valuation of the property. It is usually chosen by mortgage free buyers or anyone needing a formal valuation e.g. a dispute.

HomeBuyer Report

Should we opt for a Full Structural Survey, Building Survey or HomeBuyer Report for a property in Maulden and which would be cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey but is essentially the same.

If the Maulden property is a flat, or is an older property, or has been structurally modified, or is of non standard construction, RICS recommend a cheaper HomeBuyer Report.

If you are planning to carry out major works, RICS recommend you opt for a Building Survey. This more detailed survey is not as cheap, however it will give a more detailed analysis of the Maulden property's condition in addition to more detailed advice on defects , repairs and maintenance options .

Overgrown flat roof with weeds

On a HomeBuyer Report carried out in Maulden, what will 'E2' cover?

The home buyer report is intended to be easy to read and understand. As buyers in Maulden are unlikely to be experts in local building techniques and materials themselves, the report is written with as little jargon as possible. The report uses colour coded condition ratings to give property purchasers a clear understanding of the seriousness of any issues included in the survey. Parts of the report which do not apply to the specific house or flat being surveyed will be indicated with a 'NI', or 'not inspected'. The structured format for the HomeBuyer Report is intended to produce a useful and comprehensive survey for any property purchasers. As a result, some sections are omitted where they do not apply to the surveyed property.

For a Maulden house or flat, one issue is signs of ridging or fishmouths. As part of Section E2, these elements are comprehensively checked, provided that access is possible.

Asbestos roof tiles

I suspect said there is a possibility of a white asbestos toilet cistern at the property. What is asbestos and will the HomeBuyer report cover this?

Asbestos is a dangerous fibrous structured mineral. The 3 main types are Blue, Brown and White and they were commonly used in building materials for example acoustic ceilings.

Asbestos was commonly used as it has good fire retarding properties, it may be found in patching compounds.

All forms are ultimately carcinogenic and can lead to lung cancer if inhaled over sustained periods. If discovered, one must be careful not to remove it. Professional advice must be taken as soon as possible.

Surveyors do not confirm the existence asbestos on a Maulden HomeBuyer report. Surveyors will report on suspected asbestos and should advise accordingly.

Shocking Electrics

When we viewed the building we are hoping to move into We noticed that there is deterioration in the wiring and RCD unit; will a Maulden Homebuyer Report go into detail on electrical defects?

When carrying out a Maulden Homebuyer Report your surveyor should report on the condition of the electrics if it is clear that they are in an unsatisfactory state. A professional surveyor is required to concerns such as looking at any external installations, for example external power supply.

Confirming the existence of any evidence of the most recent Periodic Inspection Report conducted by an electrician on the property being surveyed should form part of the Homebuyer report in Maulden. Inspecting any evidence of the most recent PIR handled by an electrician on the property being surveyed should usually be part of the survey.

The IEE suggest that a PIR be conducted every 10 years (5 if letting out).
