Which Survey do I need for my prospective home purchase ?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Mayfair

A RICS Homebuyer Report should be chosen if you are buying a property made of conventional materials such as tile and brick, not dilapidated and built in the last 100 years.

  • Property suitable for a Building Survey

    Building Survey in Mayfair

A Building Survey (which used to be called a Full Structural Survey in Mayfair) will also be carried out by a MRICS/FRICS chartered surveyor and is more thorough. Select this for non standard e.g. a thatched roof property.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Mayfair

This is an independent valuation . This report is usually chosen by cash purchasers or anyone requiring a formal valuation e.g. for probate.

HomeBuyer Report

Is it best to opt for a HomeBuyer Report, Full Structural Survey or Building Survey on a house in Mayfair and of the 3, which one would be the cheapest?

The Full Structural Survey is now called a Building Survey and is effectively the same survey.

If the Mayfair property is a flat, or is a period property, or has been extended or modified, or is of non standard construction, then RICS recommend a cheaper HomeBuyer Report.

If you are planning to make major works, RICS recommend you book a Building Survey. This survey is not as cheap, however it does give an in-depth analysis of the Mayfair property's general condition as well as including advice on defects as well as maintenance options .

If in doubt why not get a Mayfair Survey Quote or call 0800 038 6667 to speak to our survey team.

RICS Homebuyer Report valuation

Will my survey give a property valuation and reinstatement cost estimate (including costs for rebuilding a retaining wall) and what does it include?

The Homebuyer Report contains a valuation and also a reinstatement cost. To estimate an accurate value estimate your RICS valuer will combine local Mayfair market factors and other considerations about the property for instance: desirability of the location. Surveyors also reflect on certain fixtures and fittings and use other assumptions e.g. there being no serious defects. Surveyors ignore certain things like furnishings.

Further Mayfair assumptions, for example the access roads not being in private control, are made in addition to Mayfair environmental issues like brine mining activity, which will also be factored in.

A Building survey won't include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Traditionally built property

I am purchasing a 17th Century cottage in Mayfair. Will the age of the property be a problem?

Older construction methods and materials can worry purchasers. Mayfair homes built using traditional methods can be a drain to upkeep. It is often the case that specialist knowledge is necessary. Traditional materials may also need to be sourced. Speak to your Mayfair surveyor for more information.

Damaged Render

What will the RICS Surveyor be looking for on a spar dash rendered (stucco) house in Mayfair.

Stucco (sometimes called pargetting) is in fact a kind of smooth render. Normally it is layered over brick (sometimes also ceilings) that sets to a very smooth surface. The effect is highly appealing and is was often applied to Victorian properties. Stucco is often problematic and Mayfair Home Buyers Suveys commonly focus on any number of problems for example, moisture trapped beneath paint. Other potential problems can possibly result be when water below flashings that causes large areas of detachment. Fixing problems with stucco can be dear as skilled tradesmen are getting rarer.
