HomeBuyer Report

Is it best to opt for a HomeBuyer Report, Full Structural Survey or Building Survey on a home in Minera and which would be cheaper?

The Full Structural Survey has been renamed a Building Survey but is essentially the same comprehensive survey.

If the Minera property is an apartment, or is an older property, or has been extended or modified, or is built of unusual materials, you should go for the cheaper HomeBuyer Report.

If you are planning to make any works or an extension, RICS advise you choose a Building Survey. This more detailed survey is less cheap but it will give a more detailed analysis of the Minera property's condition as well as advice on structural defects as well as maintenance options .

If in doubt get a Minera Survey Quote via our website or call 0800 038 6667 to speak to a member of our team.

RICS Homebuyer Report valuation

Will my survey give a property valuation and cost of rebuild estimate (including the cost of reconstructing permanent outbuildings) and how is it calculated?

The Homebuyer Report includes an independent valuation in addition to a reinstatement cost. To ascertain the market value the valuer should use awareness of the Minera property market and other factors about the property for instance: style of architecture Surveyors also reflect on construction methods and will draw upon key assumptions e.g. the property is connected to mains services such as gas. Surveyors will disregard certain things like furnishings.

Further Minera assumptions, like the access roads not being in private control, are made in addition to environmental concerns like railways, also being considered.

A Building Survey does not include a valuation as standard. However we can add a valuation for a small additional fee. Please call for information. Alternatively a Property Valuation Report (PVR) can be carried out.

Chimney stacks

For the Minera HomeBuyer Report can you give examples of an amber light rating defects affecting 'E1 - Chimney stacks' ?

They Chimney stacks are inspected visually from the ground as necessary. A report on a lower ground flat, for instance, may not require this. A missing or damaged firestop, for example, is included in Section E. The home buyer report is intended to be easy to read and understand, unlike some more complex survey reports. The report employs 'traffic light' ratings of red, amber and green to what extent each defect requires attention. Issues requiring some attention are labelled condition rating 2. This may not be urgent, however.

Traditionally built property

My partner and I are purchasing a farmstead. What should be budgeted for upkeep?

Many purchasers have looked at purchasing a old, characterful home one day. For houses in Minera built before the 20th Century, age, however, can be problematic, and Minera property built with traditional methods can be a chore to upkeep. It is often the case that specialist knowledge is necessary. Traditional building materials may also need to be sourced.
