HomeBuyer Report

Should we get a Full Structural Survey, Building Survey or HomeBuyer Report on a home in Mottingham and which one is cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey but is basically the same the same survey.

If the Mottingham property is an apartment, or is over 100 years old, or has been extended, or is of non standard construction, RICS advise the cheaper HomeBuyer Report.

If you are thinking about whether to make substantial modifications, you should you select a Building Survey. The Building Survey is less cheap however it does offer exhaustive analysis of the Mottingham property's general condition along with advice on defects and maintenance options .

Shocking Electrics

When we went to see a property we expect to purchase, it appeared that there might be an overload of the fuses/fusebox; does Mottingham survey report on the electrical system?

When performing a Mottingham Building Survey a qualified surveyor will usually make a note on the electrical system if it is obvious that they are in an unsatisfactory state.

This should include a non invasive view of any uncovered parts of the wiring or fusebox on top of possible problems relating to things like checking the nature of any electrical fittings in bathrooms or checking the state of a representative sample of light fittings.

Verifying the existence of any evidence of a test on the condition of the electrical connections handled by a suitably qualified electrician should usually be part of the Homebuyer report in Mottingham.

Timber damage by insect larvae

A resident warned us about bugs on the street - What should we do?

Infestations can range from the mild and harmless, to the seriously harmful.

Unfortunately, the threat posed by these to property is very real, and can be very expensive to resolve. It is vital that buyers consider this oft-overlooked aspect when making an offer.

Signs may not be evident for weeks or months. For example, carpet beetle larvae, or 'woolly bears' may be recognised by distinctive round bite marks along seams of clothing. Able to survive months without food, there may initially be no obvious evidence of their presence. Remedies to insect infestation can include insecticides. Rather than pulling out, it may be possible to agree a reduction in the purchase price to cover the cost of remedy.

Asbestos roof tiles

The mortgage valuation surveyor informed me there may be powdery white asbestos duct connectors situated in the home. Which types of asbestos are a concern, will this be a hazard and Should we still go ahead with the purchase?

Asbestos is a noxious fibrous structured mineral. The 3 main types are Blue, Brown and White may be in building materials such as ironing boards. Its use is widespread, for example - as it has very good heat resistance properties, it may be found in fire blankets.

All forms including Chrysotile are dangerous and can lead to lung cancer or asbestosis following prolonged exposure. Should you find asbestos, you should be careful on no account to disturb it and expert advice must be taken urgently.

Surveyors will not test for asbestos on a survey. However, surveyors will note possible asbestos risks and will suggest experts are consulted.
