HomeBuyer Report

Is it best to get a HomeBuyer Report, Full Structural Survey or Building Survey for a home in Newent and which one would be the cheapest?

The Full Structural Survey has been renamed a Building Survey, although it is effectively the same.

If the Newent property is an apartment, or is over 100 years old, or has been structurally altered, or is built of unusual materials (e.g. thatch roof), RICS advise the cheaper HomeBuyer Report.

If you are planning to do any significant alterations, it would be better that you carry out a Building Survey instead. This option is less cheap however it does offer a more detailed analysis of the Newent property's condition as well as information on defects and maintenance options .

If in doubt why not obtain a Newent House Survey Quote online or call us 0800 038 6667 to speak to a member of our team.

Wall cracks caused by subsidence

A neighbour mentioned subsidence might be an issue affecting the apartment. What can be done to remedy subsidence if it is identified?

Movement of the foundations of a home is called subsidence. In general, homes in Newent are constructed from a range of materials, each of which will contract at a varying rates.

There are a number of factors capable of causing subsidence to Newent homes. The roots of [trees and bushes], for example, impacting the property's structure in clay soil as water is removed from the soil by shrubs and trees. On the inside, keep an eye out for doors and windows which stick.

Restoration work cannot begin until the original source of the movement is found. It has been estimated that around 70% subsidence cases are caused by tree roots drawing moisture

from the soil. You may need to monitor (and measure) the cracks for as much as a year before the picture becomes entirely clear.

RICS Homebuyer Report valuation

Will my survey give a property valuation and reinstatement cost estimate (including costs for reconstructing permanent outbuildings) and how does the surveyor work it out?

A Homebuyer Report in Newent will include a valuation and also a reinstatement cost. To be able to determine the property's value your chartered surveyor will take into account experience of property in Newent and other factors about the property for instance: style of architecture Surveyors also examine construction methods and use key assumptions such as the property is connected to mains services such as gas. Surveyors don't factor in things like sales incentives.

Additional local area assumptions like the access roads not being in private control, are made as well as any significant environmental issues like railways, which will also be factored in.

A Building Survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Conservatory

On the HomeBuyer Report what effect will a an amber light rating have on 'E7 - Conservatory and porches' ?

E7 elements are visually inspected. Building regulations and issues relating to correct planning approval are considered (e.g. is it a conservatory, an extension, or a 'sun room'?) will be considered too. Fastener problems is one example.

Amber, or condition rating 2, defects will need to be repaired or replaced at some point. This may not be urgent, however.
