Which Home Buyers Survey is the right choice?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Oxted

A Homebuyer Report should be selected when purchasing a property built from conventional building materials such as tile and brick, in reasonable repair and constructed after 1900.

  • Property suitable for a Building Survey

    Building Survey in Oxted

A RICS Building Survey (which used to be called a Full Structural Survey in Oxted) will also be conducted by a MRICS/FRICS chartered surveyor and is more comprehensive. Choose this for unconventional such as granite wall homes.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Oxted

This is an impartial valuation . It is typically chosen by mortgage free purchasers or anyone needing a formal valuation e.g. a dispute.

HomeBuyer Report

Is it best to have a HomeBuyer Report, Building Survey or Full Structural Survey for a property in Oxted and of the 3, which one is the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is effectively the same.

If the Oxted property is a flat or maisonette, or is 100 or more years old, or has been structurally modified, or is of non standard construction, you should go for the cheaper HomeBuyer Report.

If you are planning to do any major works, RICS advise you choose a Building Survey. This survey is less cheap but it does give you comprehensive details of the Oxted property's general condition in addition to information on defects and maintenance options .

If in doubt you can get a Oxted Survey Quote via our website or call us 0800 038 6667 to speak to one of our advisers.

Shocking Electrics

When I was shown a sixties house I expect to purchase it looked like there might be an overload of the fuses/fusebox - does a Oxted survey report on any faults with the electrics?

When carrying out a Oxted Homebuyer Report a RICS surveyor will mention the condition of the electrics if it appears that they are in an unsatisfactory state. This should include a by sight check (i.e. no removal of fittings) of the unconcealed sections of the wiring, fusebox etc. in addition to concerns such as reporting on the condition of any fitted electrical appliances, for example storage heaters or verifying the condition of any visible wiring a representative sample of switch gear. A check for the documents from a test on the condition of the electrical installations handled by an electrician will be part of the survey in Oxted.

The Institute of Electrical Engineers (IEE) strongly advise that a periodic test is carried out every ten years (5 if renting out).

Damaged Render

What problems will the Surveyor be focused on, on a stucco house in Oxted that I intend to purchase.

Stucco is actually just a kind of render. Normally stucco is applied to brick that dries to a smooth surface that is sometimes scored to resemble stone. The effect is highly attractive and is found on Victorian homes. Sometimes it can contain lime (which makes it set harder) in it as well as animal fibres to help prevent cracks. it can be prone to defect and Oxted Homebuyer Reports commonly focus on any number of problems which can include trapped moisture leading to the surface falling away. Other potential problems may include sulphate attack from sulphates or salts sucked out of brickwork. Re-coating problems may be costly as the skills are getting harder to find.

Subsidence resulting from soft clay soil

The home I am purchasing is built on clay soil. Will a Oxted HomeBuyer Report look into this?

Surveyors handle more questions relating to subsidence than any other topic, and clay soil is a major contributing factor to the problem. Subsidence is one obvious concern, but there are others, including groundwater level variations. Evidence of clay soil-related problems can sometimes be found throughout a home. Visible results may be anything from widening cracks to a hard-to-open kitchen door.

Taking precautions, such as immediately acting to remove standing water around a property, as a result of heavy rainfall or flooding, can make long term maintenance easier, and keep repair costs manageable. If soil moisture levels must be kept stable, uniform spread of the moisture is essential. Subsidence and heave can be caused by a general increase or decrease in moisture, but isolated patches of wet and dry can just as easily warp foundations, putting them under even greater pressure.
