HomeBuyer Report

Should we book a HomeBuyer Report, Full Structural Survey or Building Survey for a home in Park Langley and which is the cheapest?

The Full Structural Survey has a new name called a Building Survey but is essentially the same level of survey.

If the Park Langley property is a flat or maisonette, or is an older property, or has been extended, or is built of unusual materials, RICS advise the cheaper HomeBuyer Report.

If you are thinking about whether to do any major works, it would be better that you carry out a Building Survey. This more detailed survey is not as cheap but it will offer an in-depth analysis of the Park Langley property's general condition in addition to advice on structural defects as well as maintenance options .

Shocking Electrics

When I was shown the building I am hoping to purchase, the agent said that there is an old fuse board , will a Park Langley survey report on any faults with the electrics?

During a Homebuyer Report in Park Langley the RICS surveyor will typically mention the electrics if it appears that they are in an unsatisfactory state of repair. Your surveyor should also report back on potential areas for concern such as examining the state of repair of any fixed electrical appliances e.g. storage radiators or reporting on the condition of any visible wiring a representative sample of light fittings and switch gear. A check for the documents from a test on the condition of the electrical wiring carried out by a suitably qualified electrician should form part of the survey.

The IEE advocate an electrical system check need be completed every 10 years (5 if letting).

Wall cracks caused by subsidence

The vendor said subsidence is a concern affecting the house. What subsidence issues will the Home Buyers Survey examine?

Subsidence refers to the movement of a home and its foundations. Subsidence and settlement are often confused. Settlement will often occur in more modern homes, and is rarely a cause for concern. The building's weight can cause the ground beneath the foundations to compact.

Collapsed drains, including mains drains, can cause subsidence by washing away or loosening subsoil. This is an example of groundwater subsidence. Signs of potential subsidence include new cracks in the plaster, and 'rippling' in wallpaper that isn't caused by damp.

Identifying the cause of subsidence is the first step to its solution. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Willow trees, for example, are often the culprits of serious subsidence. Buyers are often surprised to learn that a willow tree should be planted no neared than 40m from a home. Your surveyor may suggest that you talk to an arborist to find out the best cause of action if trees or other plant life is the suspected cause.

Landfill site near home

What should I be aware of when purchasing a flat in the region a landfill site

Landfill Sites come in many shapes and sizes for example: domestic rubbish. Understandably, no one really wants to live near one (most people do live within 1.5m of one!). Worries include bacterial decomposition resulting in methane. Health problems such as abdominal wall problems have been associated with landfill sites .

Building Surveys and valuations in Park Langley will flag up any structural defects connected with the site. Your legal representative will commission conveyancing searches of the British Geological database as well as Bromley Local Authority and address any concerns you may have .
