Which Property Survey is the right choice?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Pencader

The RICS Homebuyer Report should be selected when you are buying a property made of standard building materials i.e. tile & brick, in reasonable repair and built in the last 100 years.

  • Property suitable for a Building Survey

    Building Survey in Pencader

The Building Survey (previously called a Full Structural Survey in Pencader) is also carried out by a MRICS or FRICS qualified surveyor but is more detailed. Opt for this for non standard , for example stone or older homes.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Pencader

This is a professional surveyor valuation of the property. This is often chosen by mortgage free buyers or anyone requiring a formal valuation e.g. a dispute.

HomeBuyer Report

Should I choose a HomeBuyer Report, Building Survey or Full Structural Survey for a house in Pencader and which one would be the cheapest?

The Full Structural Survey has been renamed a Building Survey but is effectively the same level of survey.

If the Pencader property is a flat or maisonette, or is 100 or more years old, or has been extended, or is of non standard construction (i.e. not brick and tile), you should choose a cheaper HomeBuyer Report.

If you are planning to do any alterations, RICS recommend you book a Building Survey. This option is less cheap however it will provide you with a more detailed analysis of the Pencader property's state of repair as well as including information on defects and maintenance options .

Timber damage by insect larvae

My housemate spotted signs of pests in the bedroom. Will a surveyor look into this?

Pencader houses will often be free of major pests. However, if you do have specific concerns, you should seek advice. When purchasing a home, this matter should be borne in mind.

It may not be obvious that a home is suffering a severe pest problem, as evidence can be overlooked. As an example, often introduced to a home via luggage after a trip abroad, bed bugs can be extremely hard to remove. Remedies to pest problems can include removal of infected furniture.

Rather than pulling out, it may be possible to agree a reduction in the purchase price to cover the cost of remedy.

Damage caused by high rainfall

How will we know what impact will wet weather have on our new building? We're concerned about replacement costs.

As a frequent surveyor of houses in the area, I find it strange that the effect which wet conditions has on buildings is not considered. One indication that gutters are blocked is rusted iron elements. Blocked rainwater goods can result in cracked foundations and subsidence.

These issues are, generally speaking, straightforward to remedy. If not cared for, however, the damage can be very costly and time-consuming to remedy.

Conservation area

Are there any concerns I need to look into if purchasing a building in Pencader near a conservation area ?

There are thousands official conservation areas throughout England and Wales that are designated and monitored by local authorities. Surveyors in Pencader need to have sufficient knowledge of relevant local issues and any connection may have with the building and its value. Prices tends to be greater which is down to conservation areas being largely unspoilt

Surveyors are expected note if the house is or might be is so classified and Section I of a Homebuyer Report will recommend further investigations are conducted by your legal adviser. Unapproved changes to the building may also be noted in the survey, however these should be concern for your conveyancer.
