HomeBuyer Report

Should we choose a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Penshaw and which one would be the cheapest?

The Full Structural Survey has been renamed a Building Survey but is effectively the same comprehensive survey.

If the Penshaw property is a flat or maisonette, or is 100 or more years old, or has been extended, or is built of unusual materials, RICS recommend the cheaper HomeBuyer Report.

If you are planning to make any works or an extension on the property, you should you carry out a Building Survey. This survey is less cheap, however it does offer an in-depth analysis of the Penshaw property's condition in addition to advice on defects , repairs as well as maintenance options .

If in doubt you can get an instant Penshaw Home Survey Quote online or call 0800 038 6667 to speak to one of our advisers.

Wall cracks caused by subsidence

We are planning to buy a flat in Penshaw and found that the dining room floor dipped in one corner. What subsidence issues will the HomeBuyer Report consider?

Subsidence is movement in a home's foundations. In most cases, subsidence can be fixed quite easily. In some older homes cracks become apparent when temperatures rise[ that close up in the winter] when the materials absorb water.

In regions with a high concentration of clay soil, a long period of dry weather will cause the moisture level of the soil to fall. This will dry, contracting the soil around the property as it does so, putting a strain on the foundations and which causes subsidence. Signs of potential subsidence include doors and windows which stick.

Learning the cause of any subsidence should be the first priority. It is vital to arrest any further movement, or risk of movement. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.

Conservation area

Are there any factors I would need to consider when planning to buy an extended house in Penshaw near a conservation area ?

There are around ten thousand of designated conservation areas throughout the country which are overseen by local authorities. Penshaw surveyors need to have sufficient knowledge of relevant local factors and any effect they have on the building. The price of property tends to be more than prices outside the area as a result of them being in good order. However a growing number have been neglected and are in a poor state e.g. increasing amounts of scruffy green spaces

Surveyors are trained to advise if the house might be classified as such and Section I Issues for your legal advisers of the Penshaw Homebuyer Report will advise additional due diligence and enquiries are conducted by the solicitor or conveyancer. Unsympathetic developments to the building will also be noted in the survey but these are really more a investigated by your lawyer. Land Law Solicitors are a local firm situated at Church House, Sunderland, Tyne and Wear, SR4 9JS will be able to advise. Tel: 0191 534 3112

Asbestos roof tiles

A builder friend commented to say there is concern white asbestos cement at the property. What is asbestos and can it be removed?

Asbestos is a harmful material formed from metamorphic rocks. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) were commonly found in the building materials for example eaves.

Asbestos was commonly used as it has good heat resistance qualities and it may be found in ironing boards. Technically all forms are hazardous and may lead to lung cancer or asbestosis following prolonged exposure. Should you find asbestos, you should be careful on no account to break asbestos and professional advice must be taken without delay.

Surveyors will not tell you whether there is asbestos on a survey. They will report on possible asbestos during the survey and should advise accordingly.
