HomeBuyer Report

Is it best to get a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Peterborough and which one would be the cheapest?

The Full Structural Survey has a new name called a Building Survey but is basically the same the same survey.

If the Peterborough property is a flat or maisonette, or is an older property, or has been structurally modified, or is built of unusual materials (e.g. thatch roof), then RICS recommend a cheaper HomeBuyer Report.

If you intend to make significant alterations, RICS recommend you carry out a Building Survey. This survey is not as cheap, but it will provide you with comprehensive details of the Peterborough property's general condition along with an opinion on defects and maintenance options .

Asbestos roof tiles

The neighbour commented that there may be asbestos ceiling material concealed in the property. Is this a major concern and are there any health risks?

Asbestos was not completely banned until the late 90's and properties constructed before 1999 may contain asbestos. Asbestos is a dangerous fibrous material. There are over 60 types, 6 of which were used in the UK and were commonly found in the building materials for example insulating board.

Asbestos was commonly used as it has excellent fire retarding properties, it may be found in coatings spayed on beams. The main origins of asbestos were the US. Technically all forms are ultimately hazardous

and may lead to lung cancer following prolonged exposure. In fact inhaling a one fibre will not kill you.

If discovered, one must be careful not to damage it. Professional advice should be sought ASAP. Removing it will likely be dear but absolutely must be carried out by trained experts. Surveyors will not verify the presence of asbestos on a survey. However, surveyors will report on potential asbestos during the survey and should advise accordingly.

Building Surveys on houses

We are investing in a defective regency cottage home - is it best to go for a full structural survey?

The Full Structural Survey has been renamed as the Building Survey. You would be best advised to select the Building Survey for the house referred to. A HomeBuyer Report is sufficient if investigating a post 1950s Peterborough property made out of conventional construction materials and methods i.e. brick/tile. Bear in mind that several limitations exist with a property survey as a qualified RICS surveyor wont be able to (unless owners consent provided) force or open up the structure of the property of comment on non-permanent out buildings.
