What property survey is the correct choice for my planned house purchase ?

  • House suitable for a HomeBuyer Report

The Homebuyer Report should be chosen when you are purchasing a home constructed from standard materials i.e. brick & tile, in reasonable repair and less than 100 years old.

  • Property suitable for a Building Survey

    Building Survey in Pinner

The RICS Building Survey (which used to be called a Full Structural Survey in Pinner) is also carried out by a RICS accredited surveyor but is more detailed. Opt for this when buying a non standard e.g. mundic homes.

HomeBuyer Report

Should we opt for a HomeBuyer Report, Full Structural Survey or Building Survey for a house in Pinner and which would be the cheapest?

The Full Structural Survey has been renamed a Building Survey, although it is basically the same the same level of survey.

If the Pinner property is an apartment, or was built before 1900, or has been substantially modified, or is built of unusual materials, RICS recommend a cheaper HomeBuyer Report.

If you intend to make substantial modifications, RICS advise you commission a Building Survey. The Building Survey is not as cheap however it will give you exhaustive analysis of the Pinner property's general condition in addition to advice on structural defects , repairs and maintenance options .

Damage resulting from flooding

Would our RICS surveyor look for signs of flooding damage?

2012 was the 2nd wettest year on record, and home buyers and owners are understandably concerned. It is strongly recommended that precautions are taken, before water damage ruins both the walls and floors, and contents. The house survey may also, where appropriate, outline a strategy for flood-related upkeep.Preventative measures can include costly but effective solutions e.g. properly constructed drainage. The surveyor may ask the current owner if the residential property has previously flooded. Note that the response to such enquires should not be exclusively relied upon.

Shocking Electrics

When we saw the house we are planning to acquire we saw that there is an unsafe electrical system; will the surveyor report on electrical system condition?

When preparing a Building Survey in Pinner a qualified surveyor should add detail on the state of the electrics if it looks like they are in an unsafe state. A Chartered surveyor is required to report on things like verifying the state of fixed appliances like storage radiators or whether there are miniature circuit breakers.

Verifying the existence of any documentation from a test on the condition of the electrical wiring handled by an electrician should usually form part of the survey.

Defective door frame

On the HomeBuyer Report what effect can a Condition rating 2 have on 'E6 - Outside doors' ?

An example defect for this is water leaks around door frames. External doors are checked if keys are present, but they cannot otherwise be forced open. In general, the security offer by these doors will be reported on.

RICS created the HomeBuyer Report to give home purchasers a clear and easy to read report on the condition of the home they plan to buy, unlike less prescriptive surveys. These may offer more complex detail, but they are also less useful for home purchasers deciding whether or not to purchase a Pinner house. The surveyor uses a scale between 1 and 3 to show the severity of defects uncovered during the survey. Issues requiring some attention are labelled condition rating 2. This may not be urgent, however. Some areas may be marked as 'Not inspected'. RICS have mandated a specific format for the HomeBuyer Report to aid the creation of a useful and comprehensive report for both surveyors and home buyers. As a result, some sections may not be relevant to every property, such as reporting on the condition of the roof of a ground floor flat.
