HomeBuyer Report

Should we book a HomeBuyer Report, Full Structural Survey or Building Survey on a home in Prudhoe and which is cheaper?

The Full Structural Survey has a new name called a Building Survey and is effectively the same comprehensive survey.

If the Prudhoe property is a flat or maisonette, or is a period property, or has been extended or modified, or is built of unusual materials (e.g. steel and glass), then RICS recommend a cheaper HomeBuyer Report.

If you intend to do any an extension, it would be better that you choose a Building Survey. This option is not as cheap but it does give you exhaustive analysis of the Prudhoe property's state of repair in addition to more detailed advice on defects and maintenance options .

Gas flame

Does the Prudhoe surveyor give details on the condition of the gas flues?

Your RICS surveyor will visually check out any easily accessible parts of the system. The survey will include the routing of any gas pipes for example, as well as gas related installations like chimney linings. Any external fittings will not however be taken off. Gas is potentially unsafe and if there are any concerns about gas fittings, call a gas safe engineer.

Wall cracks caused by subsidence

The agent said subsidence may be a concern. How could this affect the property, and what possible solutions are to available to remedy this?

Movement of a home on a structural level is called subsidence. In some older homes cracks may be visible in the Summer months[ that close up in the winter] when the materials contract, absorbing more moisture.

Subsidence can be caused by a range of factors. The roots of [trees and bushes], for example, damaging the structure, particularly in clay-rich soil, as water is removed from the soil by plant life. In some cases, the presence of buried organic material, which then rots or breaks down, can also undermine the foundations. This will cause the soil beneath and around the foundations to collapse.

Identifying the cause of subsidence is the first step to its solution. Repairing leaking drains, water mains or broken downpipes which are the cause of the subsidence, should be all that is needed to stabilise the home, with no underpinning required. Your surveyor may suggest that you talk to an arborist to find out the best cause of action if trees or other plant life is the suspected cause.

Conservation area

Are there any things I would need to be conscious of if intending to buy a property in Prudhoe inside a conservation area ?

There are many thousands of designated conservation areas throughout the country which are governed by the local council. Surveyors in Prudhoe are required by RICS to possess local knowledge of relevant local area issues and the connection may have with the home. The value of homes will probably be enhanced as a result of them retaining their original character. However many have been neglected and are in a poor state for example - out of keeping extensions

Surveyors are expected report if the house could be is so classified and the Section I Issues for your legal advisers of the Homebuyer Report will recommend additional due diligence and enquiries are raised during the legal process. Unconsented changes to the building should be reported, however these should be investigated by your legal representative.
