Need a Building Survey? Which of the 3 should you select?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Prudhoe

The RICS Homebuyer Report should be chosen if buying a home constructed from standard building materials such as brick & tile, in reasonable order and constructed after 1900.

  • Property suitable for a Building Survey

    Building Survey in Prudhoe

A Building Survey (often referred to as a Full Structural Survey in Prudhoe) will also be carried out by a MRICS/FRICS chartered surveyor but is more thorough. Choose this survey for unconventional such as stone houses.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Prudhoe

This is a professional valuation of the property. This report is often chosen by cash buyers or anyone needing a formal valuation e.g. a dispute.

HomeBuyer Report

Should we book a HomeBuyer Report, Full Structural Survey or Building Survey on a home in Prudhoe and which is cheaper?

The Full Structural Survey has a new name called a Building Survey and is effectively the same comprehensive survey.

If the Prudhoe property is a flat or maisonette, or is a period property, or has been extended or modified, or is built of unusual materials (e.g. steel and glass), then RICS recommend a cheaper HomeBuyer Report.

If you intend to do any an extension, it would be better that you choose a Building Survey. This option is not as cheap but it does give you exhaustive analysis of the Prudhoe property's state of repair in addition to more detailed advice on defects and maintenance options .

Damaged Render

What will the Surveyor take into account on a stucco Victorian house in Prudhoe.

Stucco is just a kind of render. Typically stucco render is applied to brick (sometimes also ceilings) that sets to a smooth surface that is sometimes scored to resemble stone. Stucco is highly grand in appearance and is was often applied to Georgian buildings. Stucco is often problematic and Surveyors commonly show any number of problems for instance when it is exposed to constant driving rain which gets perma-saturated prone to damage from frost

Another example of problems may result from the carrying of heavy weight or loads above such as cracking under supports carrying concrete roof tiles that have absorbed water. Re-covering problems can be costly as the skills are getting harder to find.

Shocking Electrics

When I viewed the home I am intending to acquire I think we saw that there is an unsafe electrical system; will a surveyor go into detail on electrical system condition?

When conducting a Prudhoe Home Survey a RICS surveyor will remark on the overall electrical system if it is clear that they are in an unsafe condition. This should include an overview inspection of the open sections of the wiring or fusebox on top of things like whether there is an on-peak/off-peak mains supply.

Verifying the existence of any documentation from the most recent Periodic Inspection Report handled by a suitably qualified electrician on the building will form part of the survey. Verifying the location of the evidence of any recent PIR handled by a suitably qualified electrician will usually be part of the survey.

The Institute of Electrical Engineers (IEE) advise a Periodic Inspection Report should be carried out at least every 10 years (or every 5 if renting out).

Gas flame

Does the Prudhoe surveyor give details on the condition of the gas flues?

Your RICS surveyor will visually check out any easily accessible parts of the system. The survey will include the routing of any gas pipes for example, as well as gas related installations like chimney linings. Any external fittings will not however be taken off. Gas is potentially unsafe and if there are any concerns about gas fittings, call a gas safe engineer.
