HomeBuyer Report

Should I have a HomeBuyer Report, Full Structural Survey or Building Survey for a home in Rainham and which would be cheaper?

The Full Structural Survey has a new name called a Building Survey but is basically the same the same.

If the Rainham property is a flat, or is a period property, or has been structurally altered, or is built of unusual materials, then RICS recommend the cheaper HomeBuyer Report.

If you are planning to do any major works, you should you choose a Building Survey. This survey is less cheap, however it will give a more detailed analysis of the Rainham property's state of repair along with advice on structural defects as well as maintenance options .

Subsidence resulting from soft clay soil

I am purchasing a Rainham property and am worried about the implications of clay soil. Does the HomeBuyer Report cover this, and will the Surveyor advise on upkeep?

Clay soil-related issues can work slowly over many years, or can arise without warning after a bout of extreme weather or flooding. Issues range from compression of layers of the sub-soil to soil swelling, both of which can put a property's foundations under great strain. Expansive and reactive types of clay soil can be troublesome. Expansive clay soil is particularly sensitive to shifts in water content. Visible results may be anything from small cracks in the bathroom ceiling to sticking window frames. There is a real benefit in booking a Rainham surveyor to carry out your Property Survey, familiar with local soil composition, and who has witnessed the effects first-hand. If soil moisture levels must be kept stable, uniform spread of the moisture is essential. Subsidence and heave can be caused by a general increase or decrease in moisture, but isolated patches of wet and dry can just as easily warp foundations, putting them under even greater pressure.

Asbestos roof tiles

The mortgage valuation surveyor informed me there may be a risk of asbestos pipe insulation in the building. What is asbestos?

Asbestos is a carcinogenic fibrous material. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) are often building materials such as ceilings. Its use is widespread, for example - as it has good sound absorption qualities and it may be found in ceiling material. .

All forms are pernicious and might lead to lung cancer or pleural disease if inhaled over sustained periods. If discovered, one must be careful however, on no account to displace it and expert advice should be sought ASAP.

Surveyors do not tell you whether there is asbestos on a survey. Your surveyor will report on potential asbestos and should suggest experts are consulted.

Damage resulting from flooding

We are planning to purchase a ground floor flat in Rainham, does the house surveyor check indications of flooding damage?

Flooding has become a serious concern, more so after it was reported that last year was the second wettest on record (source: BBC News), and the value of a property can decrease if in an exposed area, even if it has never flooded. The Environment Agency maintain a flood warning service, with regular updated risk assessments.

Flooding can increase the likelihood of water entering a residence, such as via badly fitted air bricks. An awareness of characteristics of the Rainham area likely to affect the residence also enables the house surveyor to advise flooding may be a risk. Flooding issues will only be raised in Section J of a Building Survey if the house surveyor observes or has reason to suspect that the residence is at risk.

The alert level for the Tidal areas from Allhallows to Seasalter including;the Isle of Sheppey, the Hoo Peninsula and Isle of Grain, the Medway Towns, the communities on the River Medway to Allington Lock and Sittingbourne, Faversham and surrounding communities, near to Rainham of 'No warnings', was recently set by the Environment Agency at 08:40 on 29/11/11.
