HomeBuyer Report

Should I book a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Ringwood and which would be cheaper?

The Full Structural Survey has changed its name to a Building Survey and is effectively the same comprehensive survey.

If the Ringwood property is a flat, or was built before 1900, or has been extended or modified, or is of non standard construction (i.e. not made of bricks), RICS advise the cheaper HomeBuyer Report.

If you are planning to make any major works, RICS recommend you carry out a Building Survey instead. This survey is less cheap, however it does give you exhaustive analysis of the Ringwood property's state of repair as well as including advice on structural defects , repairs as well as maintenance options .

RICS Homebuyer Report valuation

Does a Building survey in Ringwood include a valuation and reinstatement cost estimate (including costs for rebuilding a boundary wall)

A Homebuyer Report on a Ringwood building will include a surveyor valuation and a reinstatement cost estimate. In order to determine the property's value the surveyor will factor in experience of property in Ringwood and other factors relating to the property e.g. number of bedrooms. The RICS surveyor will also consider style of architecture and make certain key assumptions like no damaging building techniques have been employed.

A Building Survey does not include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out. The valuation is also on the basis that there are no serious legal problems like proper access over pathways. These will be investigated by your solicitor.

Further area assumptions, like service connections, are made as well as any significant Ringwood environmental problems like local industry, which are also considered as part of the valuation.

Wall cracks caused by subsidence

The seller has suggested subsidence might be a concern. What subsidence information does the Ringwood Building Survey include?

Subsidence is the movement of the foundations of a home which compromises its structural integrity. Most homes will experience cracking at some stage. The builder will likely return to a new home after time has passed in order to repair settlement damage.

A relatively small number of issues are usually found to be the cause of movement to a property. The roots of [trees and bushes], for example, damaging the structure, particularly in clay-rich soil, as moisture is taken up from the ground by shrubs and trees. In severe weather, movement can worsen, leading to subsidence.

Identifying what has caused the subsidence is a necessary first step. Any further movement, or risk of movement, must be halted. In serious cases, underpinning may be required. Underpinning the foundations will usually stop the foundations from further movement. It is, however, a time-consuming and costly process. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.
