    Homebuyer Report in Ripon

Brick-built converted property do benefit from many advantages, but they will also experience a range of defects. A problem regularly identified is thermal movement, particularly on longer walls.

Examples of decorative or unusual usage of brick include adding other characterful elements of masonry, such as flushwork. The consequences of amateur repairs can either worsen the problem, or create entirely new defects in a brick wall. Professional advice can reduce the risk of this.

The estate agent has mentioned there might be asbestos wall panelling concealed in the flat. What is asbestos, what are the risks and will the home survey inspect it?

Asbestos is a dangerous fibrous substance. The 3 main types are Blue, Brown and White are often building materials e.g. artex. Its use is widespread, for example - as it has a range of useful characteristic heat resistance qualities and it may be found in the home appliances for example.

All forms are carcinogenic and can lead to lung cancer or scarring of the lung if inhaled over sustained periods.

If discovered, one must be careful on no account to displace it and expert advice should be sought immediately.

Surveyors do not tell you whether there is asbestos during a Ripon building survey. However they will report on potential asbestos and should recommend professional testing.
