HomeBuyer Report

Should we book a HomeBuyer Report, Building Survey or Full Structural Survey for a house in Ripon and which one would be the cheapest?

The Full Structural Survey has been updated to a Building Survey, although it is effectively the same comprehensive survey.

If the Ripon property is an apartment, or is an older property, or has been substantially modified, or is built of unusual materials, RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to do any major works on the Ripon property, RICS advise you book a Building Survey. This more detailed survey is not as cheap as a HomeBuyer Report but it will give an in-depth analysis of the Ripon property's condition and it includes an opinion on defects and maintenance options .

If in doubt you can get a Ripon Homebuyers Survey Quote online or call us 0800 038 6667 to speak to a member of our team.

Building Surveys on houses

Is it worth paying a higher price for a full structural survey when carrying out due diligence on forties home in Ripon?

The Building Survey is now the correct term for the Full Structural Survey following its new title a couple of years ago by RICS. A Building Survey is now the most appropriate property survey if purchasing an unusual house - such as a neglected house. It will detail thorough and crucial details concerning the houses condition in addition to any maintenance needs, following a thorough inspection of the inside and outside of the house.

Stone block wall damage

Can property partially constructed with stone create more problems for buyers? Are there specific potential issues to bear in mind?

Britain's varied geology has encouraged the use of many varieties of stone, from Wroxton Limestone to Cromwell Sandstone. Issues including staining affect many stone-walled Ripon homes. Irregular stone often has a more rustic appearance, but the mortar used may be susceptible to a higher rate of decay. Upkeep advice often given in a survey includes cleaning loose fragments and dirt before repointing or applying any treatment or fixative, to slow decay. If you are planning to renovate, consider that the British Geological Survey's GeoReport includes a stone matching service. Locally mined or quarried stone may also be available.

External brick wall issue identified during property survey

We are buying in Ripon and are looking for buildings built with stretcher bond walls. What input does the surveyor give?

Brick-built converted property do benefit from many advantages, but they will also experience a range of defects. A problem regularly identified is thermal movement, particularly on longer walls.

Examples of decorative or unusual usage of brick include adding other characterful elements of masonry, such as flushwork. The consequences of amateur repairs can either worsen the problem, or create entirely new defects in a brick wall. Professional advice can reduce the risk of this.
