What building survey is the right choice for my house purchase ?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Rogiet

The RICS Homebuyer Report is the right choice if you are buying a home made of conventional building materials i.e. tile and brick, in reasonable repair and constructed after 1900.

  • Property suitable for a Building Survey

    Building Survey in Rogiet

A RICS Building Survey (which used to be called a Full Structural Survey in Rogiet) is also carried out by a MRICS or FRICS chartered surveyor and is more comprehensive. Opt for this when buying a non standard property such as box frame construction buildings.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Rogiet

This is an independent valuation . This report is often chosen by mortgage free purchasers or anyone requiring a formal valuation e.g. a dispute.

HomeBuyer Report

Is it best to choose a HomeBuyer Report, Building Survey or Full Structural Survey for a property in Rogiet and which one is the cheapest?

The Full Structural Survey has a new name called a Building Survey, however it is effectively the same level of survey.

If the Rogiet property is a flat or maisonette, or is over 100 years old, or has been substantially modified, or is built of unusual materials, RICS advise the cheaper HomeBuyer Report.

If you are thinking about whether to carry out any major works, it would be better that you go for a Building Survey. The Building Survey is less cheap but it will give exhaustive analysis of the Rogiet property's condition and it includes more detailed advice on defects and maintenance options .

Asbestos roof tiles

The vendor has mentioned there are asbestos flooring materials being found in property. What is asbestos?

Asbestos is a noxious fibrous structured mineral. The 3 main types are Blue, Brown and White may be in building materials e.g. flooring materials. Its use is widespread, for example - as it has very good heat resistance qualities and it may be found in fireplace for example.

All forms are ultimately deadly and might lead to lung cancer if inhaled over sustained periods. Care should be taken if asbestos is discovered never to break it. Professional advice should be sought ASAP.

Surveyors will not confirm the existence asbestos during the survey. Your surveyor will mention the risk of asbestos and should suggest experts are consulted.

Landfill site near home

What should we be worried about if buying a home proximate to a rubbish dump

Sites used for landfill come in many shapes and sizes for example: domestic rubbish disposal. Of course nobody really wants to live near one (4/5 people live within 1.5m of one!). Worries might include heavy metals. Health issues like downs syndrome have been associated to landfill sites .

Surveys in Rogiet will notice structural defects resulting from the landfill. Your conveyancing solicitor will carry out environmental searches of the British Geological database as well as Newport Local Authority and will advise you accordingly .

Defective door frame

On a Rogiet HomeBuyer Report what can 'E6 - Outside doors' include?

The surveyor will confirm that all external doors work, but will not force open any without keys. In general, where doors have obviously been replaced, relevant issues are considered. This can include overall quality, whether the frame provides adequate support, and building regulations have been met (e.g. FENSA and Certass). A door frame which has been installed back-to-front, for example, would be reported here. RICS created the HomeBuyer Report to give home buyers a clear and easy to read report on the condition of the home they plan to buy, with a minimum of technical jargon. Colour coded ratings are used to communicate to what extent any problems or notable points may negatively impact the property. Not inspected' is used to indicate those subsections of Section E which do not apply to the home. The HomeBuyer Report has a standard format, which the surveyor will complete according to the nuances of the particular home, omitting sections as necessary.
