HomeBuyer Report

Should I choose a HomeBuyer Report, Full Structural Survey or Building Survey for a house in Rotherhithe and which is the cheapest?

The Full Structural Survey has been updated to a Building Survey but is essentially the same.

If the Rotherhithe property is an apartment, or is a period property, or has been substantially modified, or is of non standard construction, you should go for the cheaper HomeBuyer Report.

If you are planning to carry out an extension, it would be better that you carry out a Building Survey. The Building Survey is not as cheap, but it will give you an in-depth analysis of the Rotherhithe property's condition and it includes more detailed advice on defects as well as maintenance options .

Stone block wall damage

Can property in Rotherhithe partially constructed with stone create more problems for purchasers? What problems must we watch out for? Does the surveyor give advice on this?

Buyers of listed property should consider that any repairs are in keeping with the methods and materials used in the original construction, which the local authority may police. Defects affecting stone-built houses can vary, mould being relatively common. Irregular stone walls are not uncommon to houses, but dressed (cut) stone may also be used around doors and window frames. Advice for better upkeep will vary according to the needs of individual property, such as careful removal of nearby trees and plants. Be careful not to pull these up by the roots, as they could already be intertwined with the wall's foundations, which will cause more damage.

Overgrown flat roof with weeds

For a HomeBuyer Report on a Rotherhithe house or flat, can you give some examples of an amber light rating defects impacting roof coverings?

Defects which need some attention are rated 'amber' or condition rating 2. In contrast to more serious, 'red' rated, defects, these issues do not require immediate attention. RICS created the HomeBuyer Report to give house purchasers a clear and easy to read report on the condition of the home they plan to buy, unlike some more complex survey reports. Your property surveyor will mark each aspect of the property included in Section E with either a green, orange or red rating, to indicate the severity of defects uncovered during the survey. An example defect for this is evidence of improperly installed multiple layers of single ply plastic roofing. As part of Section E2, these elements are checked, if these parts of the property are easy to view or easy to access. If it is not possible to properly access this area for inspection (if, for example, the property is a flat), the surveyor will make note of this in their report.

Asbestos roof tiles

The estate agent stated there may be a danger of asbestos duct connectors being found in the ground floor flat. What are the issues with asbestos?

Asbestos is a carcinogenic fibrous material. There are over 60 types, 6 of which were used in the UK and may be in building materials e.g. central heating flues.

Asbestos was commonly used as it has characteristic fire retarding properties, it may be found in garage roofs. Technically all forms including white are carcinogenic and can lead to lung cancer if inhaled over sustained periods. If found, care should be taken however, on no account to remove asbestos and expert advice must be taken ASAP.

Surveyors will not confirm the existence asbestos on a survey. However they will report on possible asbestos risks and should inform you of the options.
