Need a Building Survey? Which survey is the right choice?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Ryde

A RICS Homebuyer Report is the right choice when planning to buy a home built from conventional building materials i.e. tile and brick, in reasonable order and less than 100 years old.

  • Property suitable for a Building Survey

    Building Survey in Ryde

A RICS Building Survey (which used to be called a Full Structural Survey in Ryde) is also carried out by a RICS accredited surveyor and is more comprehensive. Select this for unconventional e.g. stone properties.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Ryde

This is a professional valuation . This is often chosen by mortgage free purchasers or anyone needing a formal valuation e.g. for probate.

HomeBuyer Report

Should we get a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Ryde and which would be the cheapest?

The Full Structural Survey has been updated to a Building Survey, however it is essentially the same comprehensive survey.

If the Ryde property is an apartment, or was built before 1900, or has been extended or modified, or is of non standard construction (i.e. not made of bricks), then RICS recommend a cheaper HomeBuyer Report.

If you intend to do any substantial modifications, RICS recommend you commission a Building Survey. The Building Survey is less cheap, however it will offer a more detailed analysis of the Ryde property's condition and it includes advice on defects and maintenance options .

Damage resulting from flooding

We think this home is located on a flood plain. Is there a major flood risk? Would our surveyor inquire into indications of water damage?

Recent conflict between insurers has the government has caused a great deal of uncertainty, and the value of a property can decrease if in an exposed area, even if it has never flooded. It is easily possible to assess whether a house is susceptible to flooding via any of a number of routes, and a property surveyor will advise on repairs or preventative measures. The HomeBuyer Report will also include details of any evidence of historical flooding, and may comment generally about the area's propensity to flood. The house surveyor will usually recommend that the house purchasers seek legal advice on any related information mentioned in the report.

Wall cracks caused by subsidence

I know that Ryde subsidence has been a concern. What can be done to resolve subsidence if it is identified?

Movement of a home on a structural level is called subsidence.

Subsidence is the result of a number of common issues. The roots of [trees and bushes], for example, undermining foundations. This particularly in clay-rich soil, as moisture is taken up from the ground by shrubs and trees. Signs of potential subsidence include new cracks in the plaster, and 'rippling' in wallpaper that isn't caused by damp.

The root cause of any subsidence must be found before repairs can commence. This is not always as costly as some buyers fear.Though tree roots are often the cause, removal of this plant life may make the problem worse, so professional advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Place pine, birch and cherry trees, for example, at least 10m away. Chartered surveyors should be able to identify a subsidence problem, while structural engineers may also be required.

RICS Homebuyer Report valuation

Will my survey give a property valuation and cost of rebuild estimate (including the cost of reconstructing a garage) and what does it include?

The Homebuyer Report contains a (registered valuer) surveyor valuation and a "reinstatement cost". To be able to determine the correct valuation the valuer will take into account experience of property in Ryde and other factors relating to the property for instance: accommodation Your Ryde surveyor will also consider construction methods and will draw upon key assumptions e.g. there would be no cause to alter the valuation revealed by inspecting parts not inspected.

A Building survey does not include a valuation as standard. However we can add a valuation for a nominal fee by request. Alternatively a Property Valuation Report (PVR) can be carried out. The valuation is also on the basis that there is an absence of any compromising legal issues such as building regulations having been complied. These will be investigated by your legal representative.

Further area conjectures, like services, are made in addition to any environmental issues like the property being underneath a flight path, which are also considered as part of the valuation.
