Which Home Buyers Survey is the right choice?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Sale

A RICS Homebuyer Report is the right choice when buying a property made of conventional materials i.e. tile & brick, not dilapidated and not over 100 years in age.

  • Property suitable for a Building Survey

    Building Survey in Sale

A Building Survey (often referred to as a Full Structural Survey in Sale) is also carried out by a MRICS/FRICS chartered surveyor and is more thorough. Opt for this for non standard property such as timber wall properties.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Sale

This is an independent valuation . This is chosen by mortgage free buyers or anyone needing a formal valuation e.g. for probate.

HomeBuyer Report

Should I choose a HomeBuyer Report, Building Survey or Full Structural Survey on a home in Sale and which is the cheapest?

The Full Structural Survey has been renamed a Building Survey and is effectively the same survey.

If the Sale property is an apartment, or is over 100 years old, or has been substantially modified, or is of non standard construction, RICS advise the cheaper HomeBuyer Report.

If you intend to do any alterations, it would be better that you book a Building Survey. The Building Survey is not as cheap however it does give an in-depth analysis of the Sale property's state of repair along with advice on defects as well as maintenance options .

Roof defects identified during a survey

Poor roof maintenance caused problems in the past, and we are wary of potential roofing issues. What will our home surveyor pay attention to during the survey?

Sale property that are otherwise ideal can still be subject to difficulties with the roof. From the trusses to the ceiling joists, the status of the whole roof should be reviewed. Flat roofs are also known for the trouble they can cause, often the result of a slope of less than 12 to 15 degrees.

The expense of wholesale replacement, or other major roof work, means that some owners put it off for as long as possible. This is a false economy, as such issues can lead to more severe general structural

problems. A local roofing specialist with a recommendation from a friend or family member should be able to assist with a quote. Speak to A & C Roofing & Guttering Services of 14 Poplar Grove, Sale, M33 3AY on 0161-969 8831 for details.

Damaged Render

What defects will the Sale Surveyor look for on a stucco coated semi detached home in Sale.

Stucco is really a kind of smooth render. Normally stucco render is layered over underlying brick hardens to form a flat surface, often then trowled to give the appearance of stone blocks. Stucco render is very aesthetic and is found on Victorian buildings. It may contain lime (which makes it set harder) in it in addition to a wire under mesh. to stop cracks. Stucco is often problematic and Sale Homebuyer Reports commonly show defects such as trapped moisture leading to the surface breaking requiring costly repairs. Other issues might include attack from sulphates or salts sucked out of brickwork. Fixing problems can be expensive as the skills are becoming more difficult to find.

Traditionally built property

We are purchasing an old renovated farmhouse. What should be budgeted for regular maintenance?

Many buyers have looked at purchasing a house with personality, like a farmstead. Vernacular architecture, however, can often be problematic. Houses constructed with traditional or "vernacular" techniques can be challenging to upkeep. It is often the case that specialist knowledge is necessary. .

Construction materials, such as matching tiles, may also need to be sourced. This can mean it is a good idea to discuss current upkeep needs with the seller.
