HomeBuyer Report

Is it best to book a HomeBuyer Report, Full Structural Survey or Building Survey for a home in Sedbergh and which one is cheaper?

The Full Structural Survey has a new name called a Building Survey but is effectively the same survey.

If the Sedbergh property is an apartment, or was built before 1900, or has been structurally altered, or is of non standard construction (i.e. not made of bricks), you should go for the cheaper HomeBuyer Report.

If you intend to carry out an extension on the Sedbergh property, RICS advise you commission a Building Survey. The Building Survey is not as cheap however it does offer exhaustive analysis of the Sedbergh property's state of repair along with an opinion on defects , repairs as well as maintenance options .

For more detailed advice you can get a Sedbergh Survey Quote or call us 0800 038 6667 to speak to a member of our team.

Landfill site near home

What should I be wary of when buying a home proximate to a rubbish dump

Landfill Sites take many forms e.g. non-hazardous waste material. No one would want to live near one (most people do live near one). Worries include methane gas generation. Health issues for example congenital birth defects have been associated to landfill sites .

Building Surveys and valuations in Sedbergh will flag up any structural issues resulting from the site. Your conveyancing solicitor will commission environmental searches of the Landmark data sets in addition to South Lakeland Local Authority and give you the results of the search .

RICS Homebuyer Report valuation

Can I get an independent and professional valuation and cost of rebuild estimate and how does the surveyor work it out?

The Homebuyer Report contains an independent valuation and a rebuilding cost as part of the report. When calculating an accurate estimate of the value of the building your surveyor will take into account local Sedbergh market factors and other factors relating to the property e.g. desirability of the location.. The surveyor will also consider materials used and draw upon key assumptions, for example it is connected to mains services.

A Building Survey does not include a valuation as standard. A valuation can, however, be added for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Additional local area assumptions, like connection to sewers, are made in addition to any environmental problems like flightpaths, also being considered.

Window frame

In a Sedbergh HomeBuyer Report what effect can a an amber light rating have on 'E5 - Windows' ?

Quite a common example is ineffective window drip caps. Where practicable, all windows are to be opened and closed, but not forced open, and vulnerable areas closely examined. The surveyor should make notes and advise the client whether it is possible to operate the window transoms/openings satisfactorily. Defects which need some attention are rated 'amber' or condition rating 2. In contrast to more serious, 'red' rated, defects, these issues do not require immediate attention. The home buyer report is intended to be easy to read and understand, unlike some more complex survey reports. The report employs 'traffic light' ratings of red, amber and green the seriousness of any issues included in the survey.
