HomeBuyer Report

Should we have a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Settle and which one would be the cheapest?

The Full Structural Survey is now called a Building Survey but is essentially the same.

If the Settle property is a flat or maisonette, or is an older property, or has been extended or modified, or is of non standard construction (i.e. not made of bricks), then RICS recommend the cheaper HomeBuyer Report.

If you intend to do any major works, it would be better that you book a Building Survey. This survey is less cheap, however it will give you comprehensive details of the Settle property's condition as well as information on defects , repairs and maintenance options .

Landfill site near home

What should I be wary of when buying a flat close to a refuse tip

Sites used for landfill are used for a variety of waste for example: domestic waste disposal. Nobody ideally wants to live near one (most people do live within 1.5m of one!). Risks might include leaking underground tanks from petrol stations for example. Health problems such as abdominal wall problems have been linked to landfill sites .

Settle RICS surveyors will flag up structural issues resulting from the landfill. Your solicitor will conduct environmental searches of the Landmark data sets as well as Craven Local Authority and inform you if the search uncovers a local landfill site .

Stone block wall damage

I am buying a stone-walled converted barn. Which issues should we consider, and what does the survey cover?

There are a wide range of defects and issues associated with stone-built property. Faults common to poorly maintained stone walls can include salt contamination of.

Regular stone walls are built with prepared or cut stone, called ashlar, and are often easier to maintain than irregularly built walls as stones are less likely to come loose or the mortar to decay. Different stone types will also decay a different rates based on environmental conditions. For example, slate is more damp resistant than many other forms of stone, as is granite. These walls will need frequent upkeep.

Ask you surveyor for details, but the report may specify careful removal of nearby trees and plants. Be careful not to pull these up by the roots, as they could already be intertwined with the wall's foundations, which will cause more damage.

Traditionally built property

My partner and I are buying a 15th Century gatehouse in Settle. What consequences will the house's cladding have on maintenance?

Many buyers in Settle have considered buying a home with character, such as a Victorian home. Vernacular, or traditional, architecture, however, can worry purchasers, and Structures built using traditional methods can be challenging to repair. You should bear in mind that specialist knowledge may be needed. Traditional materials may also need to be sourced, particularly in the case of a home in one of Settle's conservation areas. This may mean that it is all the more vital that you get a building survey prior to exchanging.
