HomeBuyer Report

Is it best to have a HomeBuyer Report, Building Survey or Full Structural Survey for a home in South West London and which one would be the cheapest?

The Full Structural Survey has been renamed a Building Survey and is basically the same the same comprehensive survey.

If the South West London property is a flat, or is a period property, or has been extended, or is of non standard construction, RICS recommend the cheaper HomeBuyer Report.

If you are planning to do any an extension, RICS advise you go for a Building Survey. This option is less cheap however it does provide you with a thorough analysis of the South West London property's state of repair and it includes more detailed advice on defects as well as maintenance options .

Gas flame

Will a RICS surveyor look at the safety of the gas flues?

Your surveyor will visually look at any accessible parts of the system. The survey will include the routing of any gas pipes at the building, as well as gas affiliated appliances e.g. fireplaces. A South West London surveyor won't remove the external fittings nor will they run any tests on the appliances or system. Anything related to gas should be handled with care as it is potentially hazardous and if there are any concerns relating to gas installations, call a gas engineer.

Damaged Render

What will your Chartered Surveyor consider on a smooth stucco coated regency semi detached home in South West London that I am thinking of purchasing.

Stucco is smooth type of render. Normally it is applied to brick that dries to a smooth surface that is sometimes scored to resemble stone. The coating is highly aesthetic and is often found on Victorian and Georgian homes. Sometimes it can have lime in it in addition to a grid underneath to stop cracks. Stucco is often problematic and Surveyors in South West London sometimes reveal any number of problems which can include trapped moisture culminating in problems with damp requiring costly repairs

Another example of problems associated with stucco could be when the application is taken down to ground level bypassing the Damp Proof Course (DPC). Re-covering problems may be costly as the skills are becoming more difficult to find.

Wall cracks caused by subsidence

The seller said subsidence has been a problem affecting the property. What can be done to fix subsidence if it is identified?

Subsidence refers to the movement of a home and its foundations. Subsidence is sometimes referred to as settlement, but this is incorrect. Settlement does happen in newly constructed homes, and is rarely a cause for concern. The building's weight can cause the ground beneath the foundations to compact, which will cease after a matter of months.

Superficial cracks not caused by subsidence can be repaired with filler. Signs of potential subsidence include new cracks in the plaster, and 'rippling' in wallpaper that isn't caused by damp.

Finding the cause of any subsidence is key.Removing or even pruning any tree(s) causing subsidence may be enough to halt any further movement. Your surveyor may suggest that you talk to an arborist to find out the best cause of action if trees or other plant life is the suspected cause.
