HomeBuyer Report

Should I have a Full Structural Survey, Building Survey or HomeBuyer Report for a property in Southport and which would be the cheapest?

The Full Structural Survey has changed its name to a Building Survey, however it is basically the same the same comprehensive survey.

If the Southport property is a flat or maisonette, or was built before 1900, or has been structurally altered, or is built of unusual materials, you should choose a cheaper HomeBuyer Report.

If you intend to carry out significant alterations, it would be better that you carry out a Building Survey. The Building Survey is not as cheap, however it will provide you with a more detailed analysis of the Southport property's general condition as well as advice on structural defects , repairs and maintenance options .

Building Surveys on houses

Do I need to choose a full structural survey before purchasing a substantially modified regency home close to Southport?

Structural surveys have been renamed by RICS as Building Surveys. Select a Building Survey for the house mentioned. A HomeBuyer Report is enough if buying a mid century or later unmodified Southport house made out of typical building materials i.e. brick and tile.

Damage resulting from flooding

Will the home surveyor check for possible flood damage?

A wide variety of factors can cause water damage caused by flooding, from inadequate drainage to tidal activity, and house purchasers cannot know that insurance against flooding will continue to be available. A surveyor has a number of options to assess whether a property is vulnerable, but a surveyor will also make recommendations to prepare for the worst. Details relating to signs of flooding may be reported in Section J of the HomeBuyer Report, the data used to compile third-party flood assessments also takes into account flood defences and historic claims.

Subsidence resulting from soft clay soil

The property we plan to purchase is built on clay soil. What should we expect a Property Survey to include?

Without due care and attention, foundations dug into clay soil can quickly suffer adverse affects, with subsidence being a common example. The consequences may take years to be noticed, or could be felt suddenly. Expansive clay soil can put lateral pressure on a house's foundations, forcing them inward. Where the foundation walls have insufficient support, they will bow and crack. This can result in costly and even dangerous structural damage. A Southport surveyor will take into account and clay soil related concerns, and advise accordingly. In some more extreme cases, the building foundations may need extra support, but this can be costly.
