HomeBuyer Report

Is it best to have a Full Structural Survey, Building Survey or HomeBuyer Report on a property in St Davids and which one is the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey and is effectively the same survey.

If the St Davids property is a flat or maisonette, or is a period property, or has been substantially modified, or is built of unusual materials (e.g. steel and glass), you should go for a cheaper HomeBuyer Report.

If you intend to make alterations, it would be better that you choose a Building Survey instead. This more detailed survey is less cheap but it does give an in-depth analysis of the St Davids property's state of repair and it includes an opinion on defects as well as maintenance options .

Subsidence resulting from soft clay soil

Is clay soil an issue in St Davids? Does a St Davids House Survey discuss soil composition the report?

A common source of queries that surveyors face from home buyers is subsidence, particularly in areas where the soil is rich in clay. Subsidence is a major concern, but there are others, including moisture changes in the soil. Evidence of clay soil-related problems can sometimes be found throughout a home. The real impact of this could reveal itself as anything from unremarkable cracked plaster, to complete structural failure.

Taking precautions, such as after flooding or heavy rain, checking for standing water around the building, can make long term maintenance easier, and keep repair costs manageable. In some more extreme cases, the building foundations may need extra support, but this can be costly.

Traditionally built property

I am buying a 15th Century dovecot. Will the age of the property be an issue?

Use of traditional methods can be a cause of concern for would-be buyers. St Davids houses constructed with traditional methods can be challenging to repair. You should be aware that expert knowledge may be needed, and it could also be necessary to find Traditional building materials, which could mean expensive ongoing repairs. Built between 1286 and 1333, St Davids Cathedral, Tower is an example of a traditional cathedral in St Davids.

Damaged Render

What will my RICS Surveyor look for on a smooth stucco regency house in St Davids that we intend to purchase.

Stucco is really a kind of render. Normally stucco render is layered over underlying brick that sets to an even finish. The effect is very appealing and is was often applied to Victorian and Regency houses. it can be problematic and St Davids Home Buyers Suveys commonly highlight issues e.g. when settlement of the underlying wall results in cracking of the surface.

Another example of problems could result from the heavy loads such as cracking under concrete slate roofs. Re-covering problems with stucco may be expensive as the skills are becoming rarer.
