Looking for a Building Survey? Which of the 3 should you select?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Stapleton

The Homebuyer Report should be selected when buying a property constructed from conventional building materials i.e. brick and tile, not dilapidated and build after 1900.

  • Property suitable for a Building Survey

    Building Survey in Stapleton

A Building Survey (once known as a Full Structural Survey in Stapleton) will also be carried out by a MRICS/FRICS chartered surveyor but is more thorough. Opt for this for non standard property such as granite wall homes.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Stapleton

This is an independent valuation . It is typically chosen by mortgage free buyers or someone needing a formal valuation e.g. matrimonial dispute.

HomeBuyer Report

Should we book a HomeBuyer Report, Building Survey or Full Structural Survey on a home in Stapleton and which one is cheaper?

The Full Structural Survey has a new name called a Building Survey, however it is effectively the same level of survey.

If the Stapleton property is a flat, or is an older property, or has been structurally altered, or is built of unusual materials, RICS advise a cheaper HomeBuyer Report.

If you intend to do any major works, RICS recommend you go for a Building Survey. The Building Survey is not as cheap, but it does provide you with a thorough analysis of the Stapleton property's general condition along with advice on defects and maintenance options .

Wall cracks caused by subsidence

We are buying a property in Stapleton and saw that the kitchen door frame was skewed. What subsidence issues will the Home Buyers Survey examine?

Movement of the foundations of a house is called subsidence. However, subsidence should be distinguished from the normal settlement of a home. In contrast to subsidence, $heave$ can occur when a tree has been removed moisture builds up in the soil, causing the soil to swell, forcing the foundations above upwards, and can be as destructive as subsidence.

Collapsed drains, including mains drains, can cause subsidence by washing away or loosening subsoil. This is an example of groundwater subsidence. In some cases, the presence of buried organic material, which then rots or breaks down, can also destabilise the structure. This causes the subsoil to be compacted as its volume is reduced, by the sheer weight and pressure of the building above.

Learning the cause of any subsidence should be the first priority. This need not be expensive.Though tree roots are often the cause, removal of this plant life may make

the problem worse, so professional advice should be sought. In serious cases, underpinning may be required. Underpinning is usually a last resort due to the cost and inconvenience. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. A surveyor will be able to recommend who to speak to about the best course of action, to remedy both the causes of the subsidence and the resulting damage to the property itself.

Gas flame

Will a chartered surveyor give details on the safety of the gas appliances?

A qualified surveyor will visually look at any easily accessible parts of the gas system. This will mean gas related areas such as gas heaters at the home, as well as gas connected appliances or installations for example - balanced flues (where immediately extended from appliance/external element).. A Stapleton local surveyor won't remove any external fittings and surveyors are not qualified to run any tests on the system or appliances. Needless to say, gas is potentially deadly, should you have any worries about gas fittings, call a gas safe engineer.

Deteriorated timber

For a HomeBuyer Report on a Stapleton residential property what effect will a Condition rating 2 have on 'E8 - Other joinery and finishes' ?

They are visually inspected with the aid of binoculars where appropriate The condition of decorations to all joinery elements are reported on. Water penetration is an example of a Section E defect. RICS HomeBuyer Reports are transparent, detailed surveys of residential property, with a minimum of technical jargon. The report employs 'traffic light' ratings of red, amber and green how serious the issues which the surveyor has discovered actually are. A condition rating of two means that the element covered will need work at some point. The condition of this particular aspect of the property is unlikely to require urgent work, however.
