Do you need a Home Buyers Survey? Which one should you choose?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Strood

The Homebuyer Report is the best choice when planning to purchase a home constructed from conventional materials i.e. tile & brick, in reasonable order and less than 100 years old.

  • Property suitable for a Building Survey

    Building Survey in Strood

The RICS Building Survey (previously called a Full Structural Survey in Strood) will also be conducted by a MRICS or FRICS surveyor and is more thorough. Opt for this when buying a non standard property such as architecturally unusual or older buildings.

  • Surveyor carrying out a Property Valuation

    Property Valuation Report in Strood

This is an impartial valuation . This is typically chosen by cash buyers or someone needing a formal valuation e.g. matrimonial dispute.

HomeBuyer Report

Should we have a HomeBuyer Report, Building Survey or Full Structural Survey on a property in Strood and which would be the cheapest?

The Full Structural Survey is now called a Building Survey and is effectively the same comprehensive survey.

If the Strood property is an apartment, or is an older property, or has been extended, or is built of unusual materials (e.g. timber frame), RICS recommend the cheaper HomeBuyer Report.

If you are planning to do any alterations, RICS recommend you commission a Building Survey. This survey is not as cheap as a HomeBuyer Report however it does offer a more detailed analysis of the Strood property's condition as well as including information on defects , repairs and maintenance options .

Shocking Electrics

When we went to see the period property we are meaning to buy, it looked like there is deterioration in the wiring and RCD unit; does the surveyor write anything on the general state of the electrical system?

When conducting a Home Buyers Survey in Strood the RICS surveyor will typically add detail on the electrics if it is clear that they are in a less than satisfactory state of repair. This will include an overview inspection of any revealed sections of the wiring, fusebox etc. as well as areas e.g. ascertaining

the nature of electrical fittings in bath or shower rooms or checking the state of a representative sample of light fittings. .

Examining the documentation from the most recent Periodic Inspection Report conducted by a suitably qualified electrician will usually form part of the Homebuyer report in Strood.

The Institute of Electrical Engineers (IEE) advocate that an electrical system check need be completed every ten years (5 if renting out).

Subsidence resulting from soft clay soil

We are buying in Strood, and the house's foundations have been built on clay soil. Will my House Survey look into this, and what defects will be reported on?

There are a number of concerns associated with clay soil. Specific issues include soil movement. Buyers should be vigilant for signs of clay soil subsidence or heave, such as small cracks in the living room floor. When performing your Home Buyers Survey in Strood, your surveyor will consider the impact the soil composition has had, and may have, on the house. In some more extreme cases, the building foundations may need extra support, but this can be costly.

Timber damage by insect larvae

A local warned us about pests on the road. Will the Building Survey investigate this?

Be aware that your solicitor's forms may not ask about this issue. This concern should be taken seriously. Signs may not be obvious, for example, irritating cluster flies will hibernate in Autumn, but will return every year without treatment. Treatment for a serious infestation may include use of insecticides.
