HomeBuyer Report

Should we choose a Full Structural Survey, Building Survey or HomeBuyer Report on a house in Tamworth and which one would be cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey but is effectively the same level of survey.

If the Tamworth property is a flat, or is 100 or more years old, or has been structurally modified, or is built of unusual materials, RICS advise a cheaper HomeBuyer Report.

If you are planning to carry out alterations, it would be better that you opt for a Building Survey instead. This option is not as cheap but it will give you a more detailed analysis of the Tamworth property's condition as well as including information on defects as well as maintenance options .

If in doubt you can get a Tamworth Homebuyers Survey Quote or call us 0800 038 6667 to speak to a member of our team.

Asbestos roof tiles

A Tamworth builder commented that there could be powdery asbestos soffit boards situated in the ground floor flat. What is asbestos and what are the remedial options?

Asbestos is a dangerous fibrous structured mineral. The 3 main types are Blue, Brown and White and they were commonly used in building materials such as walls.

Asbestos was commonly used as it has excellent sound absorption qualities and it may be found in wall panelling for example.

All forms including Chrysotile are ultimately pernicious and may lead to lung cancer if inhaled over sustained periods.

If discovered, one must be careful not to break asbestos. Professional advice should be sought immediately. You should not endeavour to remove it yourself.

Surveyors do not test for asbestos during the survey. Surveyors will mention potential asbestos during the survey and should suggest experts are consulted.

Wall cracks caused by subsidence

What is subsidence? What subsidence-related matters will the Property Surveyor inspect?

Movement of the foundations of a house is called subsidence. Most homes in Tamworth are erected with a variety of materials, each of which will contract at a varying rates.

In areas where clay soil is common, if it has not rained for some time, the water level underground will drop. This dries out, causing the clay to contract, pulling on the building's structure and which can result in movement. Inside, keep an eye out for new or growing cracks in exterior brickwork.

Learning the cause of any subsidence should be the first priority. Repairing leaking drains, water mains or broken downpipes which are the cause of the subsidence, should be all that is needed to stabilise the home, with no underpinning required. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. A surveyor will be able to recommend who to speak to about the best course of action, when it comes to tree removal.
