HomeBuyer Report

Should we go for a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Teignmouth and of the 3, which one is cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is effectively the same survey.

If the Teignmouth property is a flat, or is over 100 years old, or has been extended, or is built of unusual materials (e.g. thatch roof), then RICS recommend the cheaper HomeBuyer Report.

If you intend to do any major works, RICS recommend you select a Building Survey. The Building Survey is less cheap, however it will give you a more detailed analysis of the Teignmouth property's condition as well as including advice on defects as well as maintenance options .

Chimney stacks

On a Teignmouth HomeBuyer Report what does 'E1' refer to?

An example of this is an obstructed flue or vent pipe. Possible defects are reviewed visually using binoculars if the roof is difficult to access.

RICS created the HomeBuyer Report to give property buyers a clear and easy to read report on the condition of the home they plan to buy, and avoid potentially unfamiliar technical language. Your property surveyor will mark each aspect of the property included in Section E with either a green, orange or red rating, to indicate how serious the issues which the surveyor has discovered actually are.

Damage resulting from flooding

Is there a risk of flooding in Teignmouth, and can a Teignmouth chartered surveyor look for indications of water damage?

Flooding has become a major issue, not least because last year was the second wettest on record. Both property purchasers and home owners in areas in danger of flooding are right to be worried. The Environment Agency maintain a flood risk alert service, with regular updated risk assessments. In addition, the HomeBuyer Report may offer advice to limit damage in the event of flooding.Less expensive preventative measures include door guards. The building surveyor will usually recommend that the property purchasers seek legal advice on any related information mentioned in the report.

RICS Homebuyer Report valuation

Should I get a separate valuation and cost of rebuild estimate and how is it calculated?

A Homebuyer Report on a Teignmouth property will include a surveyor valuation as well as a reinstatement cost. To fully consider the value of the property the valuer will take into account local property market knowledge and other considerations about the property for instance: size Your Teignmouth surveyor will also consider construction type and use other assumptions e.g. there are no damaging materials.

A Building Survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Additional local area assumptions, like services, are made as well as any significant local environmental problems like intrusive noises or smells, which will also be factored in.
