Wall cracks caused by subsidence

We saw that there is a 7mm gap between the kitchen wall and the door frame, is this subsidence? Is this a severe concern, and what subsidence issues does the RICS Surveyor report on?

Movement of the foundations of a structure is called subsidence. However, there is a difference between settlement and subsidence. Heave is less common, and may result from the removal of a tree or shrub.

A relatively small number of issues are usually found to be the cause of movement to a property. For example, water leaking from a damaged drains will wash away the earth protecting the building's foundations. This reduces the volume of the subsoil, allowing the weight of the property to distort the supporting ground. Signs of potential subsidence include new, suddenly visible cracks in brick or render.

Identifying what has caused the subsidence is a necessary first step. The removal of trees may make the problem worse, however, so professional

advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Oak and elm trees must be located well away from the property, at least 30m. Even with professional help, a definite diagnosis can take months.

Shocking Electrics

When we viewed the unmodernised property we intend to acquire we think we noticed that there might be an overload of the fuses/fusebox, does a Thames View Homebuyer Report go into detail on the electrics?

When preparing a Thames View Home Survey a qualified surveyor will typically report on the electrics if it is apparent that they are in a poor state of repair. The RICS surveyor should also focus on possible problems relating to things like reporting on the state of fixed electrical appliances, e.g. heaters or verifying the condition of a sample of switch gear.

Confirming the existence of any documentation from the most recent PIR handled by an electrician on the property being surveyed will usually form part of the Homebuyer report in Thames View.

The IEE (Institute of Electrical Engineers) suggest a periodic test is carried out at least every 10 years (5 if renting out).

Roof defects identified during a survey

A leaky roof caused problems at our old property. Will access to the house's roof be hard to organise?

Residential property in Thames View that are otherwise ideal can often hide roofing problems. All parts of the roof must be considered during the survey. This can include anything from ridge flashing to sheathing, and where the matter is serious, it should be rectified promptly.

Given the high cost of major roof repairs like repairing a bowing truss, some homeowners may defer maintenance indefinitely. This makes both the cause and the consequences harder and even more expensive to treat when repairs do take place. A quote (or several) for any necessary work should be acquired as soon as possible.
