Need a Home Survey ? Which one should you opt for?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in The Borough

A Homebuyer Report should be selected when purchasing a home made of standard materials such as brick & tile, in reasonable order and not over 100 years in age.

  • Property suitable for a Building Survey

    Building Survey in The Borough

The Building Survey (which used to be called a Full Structural Survey in The Borough) will also be carried out by a RICS chartered surveyor but is more detailed. Choose this for unconventional e.g. architecturally unusual houses.

  • Surveyor carrying out a Property Valuation

This is an independent valuation . It is often chosen by cash purchasers or anyone needing a formal valuation e.g. a dispute.

HomeBuyer Report

Is it best to choose a HomeBuyer Report, Building Survey or Full Structural Survey on a home in The Borough and which is the cheapest?

The Full Structural Survey has a new name called a Building Survey and is basically the same the same level of survey.

If the The Borough property is a flat, or is a period property, or has been substantially modified, or is of non standard construction (i.e. not made of bricks), RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to do any major works, it would be better that you carry out a Building Survey. This option is not as cheap, however it does provide you with a more detailed analysis of the The Borough property's state of repair as well as including advice on defects as well as maintenance options .

Traditionally built property

My partner and I are purchasing a 16th Century converted cow-house in The Borough. What effect will the design have on repairs?

Some purchasers plan to buy a home with character. Vernacular, or traditional, architecture, however, can be a cause of concern for would-be buyers. Properties showcasing traditional or "vernacular" techniques can be expensive to repair. It is often the case that specialist knowledge is necessary. Materials suitable for the work may also need to be sourced. This can make obtaining a full structural or building survey essential. If you have doubts, speak to the surveyor for more detail.

Damage resulting from flooding

We're buying in The Borough. Is there a flood risk, and will the property surveyor consider any flood damage?

It is estimated that over two million residences are at a high risk of flooding, and insurance premiums. can be significantly affected for residences in flood-risk areas. A surveyor has a number of options to assess whether a property is vulnerable. Flood water can enter a house through a number of routes, including air bricks, poorly fitted doors and windows, and seepage through external walls. An awareness of characteristics of the The Borough area likely to affect the house also enables the building surveyor to advise flooding may be a risk. The building surveyor may ask the current owner about historical floods, although the result of these enquires should be treated as a guide only.

According to the Environment Agency, no flood alerts were found for The Borough.

Subsidence resulting from soft clay soil

I have learnt that clay soil can cause difficulties for residential property in The Borough. Can a The Borough HomeBuyer Report investigate this, and will the Surveyor advise on upkeep?

Subsidence is often the result of unseen, subterranean causes, including clay soil, with subsidence being a common example. Clay soil is naturally lower in volume, and will compact over several months in the case of new-builds. This settlement is predictable and necessary - the real concern is contraction in clay soil caused by changes in the local water table. If present, expansive clay soil can put lateral pressure on a The Borough home's foundations, leading to bowing, cracks and severe structural damage. During the HomeBuyer Report or Building Survey, the effect that the soil make up could have on the home will be considered.
