HomeBuyer Report

Should I go for a Full Structural Survey, Building Survey or HomeBuyer Report for a house in The City and which is the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey but is effectively the same survey.

If the The City property is a flat or maisonette, or is a period property, or has been substantially modified, or is built of unusual materials, RICS advise a cheaper HomeBuyer Report.

If you are thinking about whether to do any substantial modifications on the property, RICS advise you carry out a Building Survey. This more detailed survey is less cheap but it does give a thorough analysis of the The City property's state of repair in addition to an opinion on defects and maintenance options .

External brick wall issue identified during property survey

I've put in an offer in The City. What advice would a property surveyor in The City give?

Brick The City buildings will be affected by several common problems, including efflorescence and vertical cracking. One particularly serious issue is frost damage, which over time will cause bricks and mortar to disintegrate entirely. Contact Cable P & W G Ltd for a repairs estimate at 01685 879216 or Carreg Yr Erryr/Fforchneol Row, Aberdare, CF44 6HD.

Brick-build property feature in construction throughout The City, leading to a great deal of variety, both in appearance and manufacture.

Conservation area

Are there any considerations we need to consider when intending to buy a converted flat in The City near a conservation area ?

There are many thousands of designated conservation areas in the UK that are designated and monitored by local councils. Surveyors in The City are required by RICS to possess sufficient knowledge of relevant local area issues and any relation may have with the home. Property Prices tends to be significantly higher as a result of them retaining original features. However a growing number are falling into shoddy condition e.g. the addition of PVC windows and doors

Property surveyors can be expected to tell you if the property is or might be is so classified and Section I of a The City Homebuyer Report will suggest further investigations are carried out by your legal representation. Unconsented extensions that do not have Local Authority approval will also be noted in the survey but these are really more a concern for your conveyancer.

Subsidence resulting from soft clay soil

What negative impact does clay soil have on a property's foundations? Will your Building Survey look into this?

If not monitored appropriately, the make up of the soil surrounding a home's foundations can create difficulties. Subsidence is a major concern, but there are others, including moisture changes in the soil. Expansive and reactive types of clay soil can be troublesome. Expansive clay soil is particularly sensitive to shifts in water content. Signs like sticking window frames can be an early warning, suggesting severe underlying structural deficiencies. Fortunately, there are steps a home owner can take. Your surveyor should refer to maintenance options in their report, like monitoring the moisture content of the soil around the foundations, and taking steps to keep the level reasonably stable.
