What Home Survey do I need for my planned property purchase ?

HomeBuyer Report

Should we go for a HomeBuyer Report, Full Structural Survey or Building Survey for a property in The Park and which is cheaper?

The Full Structural Survey has changed its name to a Building Survey but is basically the same the same level of survey.

If the The Park property is a flat, or is a period property, or has been substantially modified, or is built of unusual materials, then RICS recommend a cheaper HomeBuyer Report.

If you are thinking about whether to do any significant alterations on the property, it would be better that you opt for a Building Survey. This more detailed survey is less cheap, but it does give you a thorough analysis of the The Park property's general condition in addition to advice on defects and maintenance options .

Damage caused by high rainfall

How will we know what effect does high levels of rainfall have on our new house? If there is damage, will they be inconvenient to fix?

The impact of climate change is widely reported, yet wet conditions and the effect it can have on The Park homes are not considered. If you have only seen the residence in the Summer, issues may have been hidden. Blocked rainwater goods can result in damp and mould.

Whether buying in The Park or elsewhere, difficult gutters does not necessarily mean that you need to pull out. Such matters are often simple to remedy. If disregarded, however, the damage can be very costly and time-consuming to remedy.

Gas flame

Will the surveyor examine the state of the gas heaters?

Your RICS surveyor will locate and visually look at the accessible parts of the gas system. This will mean gas related areas such as the gas pipe route for example, as well as gas associated gas fittings in the home for example - fireplaces. Should there be any external fittings they won't actually be undone. Of course, gas can be unsafe, should there be any concerns about gas fittings of any type, call a gas safe engineer.

The 1998 Gas Safety Regulations stipulate landlords have to commission appliance and installation inspections every 12 months. Non compliance penalties include heavy fines .

Traditionally built property

I am purchasing a 15th Century warehouse conversion in The Park. What impact will the age have on upkeep?

A building's age can concern buyers. The Park homes built with traditional or "vernacular" techniques can be surprisingly expensive to repair. It is often the case that specialist knowledge is necessary. Materials suitable for the work may also need to be sourced. This can be a good opportunity to discuss lowering the purchase price to cover repair costs.
