What building survey is the correct choice for my house purchase ?

The RICS Building Survey (which used to be called a Full Structural Survey in Tongwynlais) will also be conducted by a MRICS or FRICS qualified surveyor and is more exhaustive. Choose this for non standard , for example granite wall buildings.

HomeBuyer Report

Should we select a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Tongwynlais and which is cheaper?

The Full Structural Survey has a new name called a Building Survey but is essentially the same level of survey.

If the Tongwynlais property is an apartment, or is 100 or more years old, or has been extended, or is of non standard construction, you should choose a cheaper HomeBuyer Report.

If you intend to make significant alterations, RICS recommend you opt for a Building Survey. This option is less cheap however it does give you an in-depth analysis of the Tongwynlais property's condition as well as including advice on defects , repairs and maintenance options .

Shocking Electrics

When I was shown a sixties house I intend to buy I saw that there is an unsafe electrical system, does a Tongwynlais survey report on the wiring and electrical system?

When carrying out a Tongwynlais Home Survey the RICS surveyor will typically remark on the condition of the electrics if it is clear that they are in a dangerous condition. He or she should also possible problems relating to things like checking the condition of any fixed appliances, for example electric showers or reporting on the condition of a representative sample of light fittings.

Verifying the existence of any evidence of the most recent Periodic Inspection Report carried out by a suitably qualified electrician will form part of the survey.

The Institute of Electrical Engineers suggest a check to confirm whether an electrical installation is in a satisfactory condition need be completed every 10 years (5 if renting out).

Subsidence resulting from soft clay soil

A house we intend to buy is built on clay soil. Does the House Survey cover this?

Subsidence is often the result of unseen, subterranean causes, including clay soil. Subsidence is one obvious concern, but there are others, including soil compaction or compression. Expansive and reactive types of clay soil can be troublesome. Expansive clay soil is particularly sensitive to shifts in water content. Visible results may be anything from warping of floorboards to sticking window frames. When performing your Home Buyers Survey in Tongwynlais, your surveyor will consider the impact the soil composition has had, and may have, on the property. Additional strengthening or support of the structure's foundations may be required, including underpinning or piling.

Defective door frame

In the HomeBuyer Report, what impact will a an amber light rating have on outside doors?

Amber, or condition rating 2, defects will need to be repaired or replaced at some point. The condition of this particular aspect of the property is unlikely to require urgent work, however. The surveyor will confirm that all external doors work if keys are present, but they cannot otherwise be forced open. In general, the seal condition of double glazing is covered. Broken door glazing is an example of this.
