HomeBuyer Report

Is it best to choose a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Tower Hamlets and which one would be cheaper?

The Full Structural Survey has changed its name to a Building Survey, although it is basically the same the same survey.

If the Tower Hamlets property is a flat, or was built before 1900, or has been extended, or is built of unusual materials, RICS advise a cheaper HomeBuyer Report.

If you intend to make substantial modifications, RICS advise you commission a Building Survey instead. This option is not as cheap, but it does give a more detailed analysis of the Tower Hamlets property's state of repair as well as including more detailed advice on defects and maintenance options .

Gas flame

Does the Tower Hamlets surveyor examine the state of repair of the gas installations?

A will locate and visually check out any easily accessible parts of the gas system. The surveyor will look at the routing of any gas pipes as part of the survey, as well as gas associated appliances or installations for example - fixed external ventilation hearths. Any external fittings won't however be taken off. Most people are aware that gas is potentially unsafe, should there be any concerns about gas fittings, call a gas safe engineer.

Damage resulting from flooding

Will our Tower Hamlets property surveyor search for indications of flooding damage, or if neighbour's houses have been affected?

Burst dams, poor drainage and tidal activity can cause water damage caused by flooding, and it is not clear that reasonably-priced flooding insurance will be available in years to come. It is easily possible to assess whether a house is susceptible to flooding via any of a number of routes, but a surveyor will also make recommendations to prepare for the worst. Less expensive preventative measures include the installation of air brick covers. Flooding issues will only be raised in Section J of a house survey if the property surveyor observes or has reason to suspect that the Tower Hamlets property is at risk.

Deteriorated timber

On the HomeBuyer Report, what are common Condition Rating 1 defects for joinery and finishes?

A rating of 'green', or 1, means that the element of the property being investigated is in good condition. Elements of Section E marked as condition rating 1 may however still require regular maintenance. In some cases, an element covered under Section E may be marked as NI, or 'Not inspected'. If a property does not have a porch or conservatory, for example, these aspects of the report will be omitted.

Section E8 covers more decorative aspects of the property's exterior, inspected with the aid of binoculars where appropriate. Fascias, soffits and eaves will be investigated. Ageing wood sidings is one defect applicable to this section.
