Which property survey is the correct choice for my potential house purchase ?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Treorchy

The Homebuyer Report should be selected when you are buying a home constructed from standard building materials i.e. brick and tile, in reasonable order and constructed after 1900.

  • Property suitable for a Building Survey

    Building Survey in Treorchy

A Building Survey (which used to be called a Full Structural Survey in Treorchy) will also be conducted by a MRICS or FRICS accredited surveyor and is more thorough. Opt for this when buying a non standard , for example stone buildings.

  • Surveyor carrying out a Property Valuation

HomeBuyer Report

Should we select a HomeBuyer Report, Building Survey or Full Structural Survey for a property in Treorchy and which would be cheaper?

The Full Structural Survey has a new name called a Building Survey, however it is essentially the same level of survey.

If the Treorchy property is a flat, or was built before 1900, or has been extended, or is of non standard construction, RICS advise a cheaper HomeBuyer Report.

If you intend to carry out significant alterations, RICS advise you commission a Building Survey. The Building Survey is not as cheap, however it will give you exhaustive analysis of the Treorchy property's state of repair as well as information on defects and maintenance options .

Asbestos roof tiles

A friend's builder stated there may be asbestos roof gutters present in the home I am planning to purchase. What is asbestos and does the Treorchy home survey report on it?

Asbestos is a dangerous fibrous material. There are over 60 types, 6 of which were used in the UK and are often found in the building materials including fire blankets.

Asbestos was commonly used as it has good sound absorption qualities and it may be found in walls. Technically all forms including white are deadly and may lead to lung cancer if inhaled over sustained periods.

If discovered, one must be careful never to remove asbestos. Professional advice must be taken ASAP. Surveyors cannot confirm the existence asbestos on a survey. Your Treorchy surveyor should mention possible asbestos risks and should offer advice.

Gas flame

Will the chartered surveyor go into detail on the state of the gas heaters?

The local surveyor will visually survey any easily accessible parts of the gas system. This will include the mains gas installation as part of the survey, as well as gas associated appliances or installations like chimney breasts or flues. A Treorchy local surveyor won't remove external fittings or housings and surveyors are not qualified to carry out any tests whatsoever on the system or appliances. Gas can be fatal, should there be any concerns about gas at all, or if you smell gas, contact a gas safe engineer.

Wall cracks caused by subsidence

I have read that subsidence in Treorchy may be worth checking. What subsidence issues does the Treorchy Surveyor report on?

Subsidence is defined as movement of the foundations of a house, but some degree of movement will always occur. New builds, for example, will need to settle beneath the building's own weight. In addition, some homes in Treorchy are built with a variety of materials, and these will have varying rates of shrinkage.

Many homes develop superficial cracks in a wall or floor, due to settlement. In serious conditions, movement can worsen, leading to subsidence. This is not usually a concern in England and Wales however.

The root cause of any subsidence must be found before repairs can commence. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Oak and elm trees must be located well away from the property, at least 30m. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.
