HomeBuyer Report

Should I go for a HomeBuyer Report, Building Survey or Full Structural Survey for a home in Wapping and which one is the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, although it is basically the same the same level of survey.

If the Wapping property is a flat, or is 100 or more years old, or has been structurally altered, or is built of unusual materials, RICS advise the cheaper HomeBuyer Report.

If you are planning to do any alterations, RICS recommend you opt for a Building Survey. The Building Survey is less cheap however it will give a more detailed analysis of the Wapping property's general condition in addition to more detailed advice on defects and maintenance options .

Conservation area

Will there be any issues I would be advised to be wary of if purchasing a flat in Wapping inside a conservation area?

There are nearly 10, 000 official conservation areas throughout England and Wales, responsibility for which lies with the local authority.

A Building Surveyors must possess sufficient knowledge of relevant local area factors and the bearing may have on the building. Prices will probably be inflated due to them retaining original features. However a growing number have fallen into a poor state e.g. unauthorised alterations to the fronts, roofs and chimneys of buildings

Surveyors will advise you if the property looks like it may be so designated and Section I of the Wapping Homebuyer Report will advise suitable questions are raised by the solicitor or conveyancer. Unsympathetic modifications to the property should be commented on but these are really more a investigated by the lawyer.

Stone block wall damage

I am buying a stone-walled Wapping house. What matters must we watch out for? Does the surveyor give advice on this?

The sturdy appearance of stone walls may hide serious concerns. Defects affecting stone-built homes in Wapping can vary, deteriorating mortar being relatively common. Stone quarried in the area is common to local homes in Wapping, but some do also feature cut stone brought from outside the county. Buyers should consider that stone can have a great effect on the long-term viability of a property or extension, resulting in higher repair costs in future. For example, exposure to the elements (especially in areas of higher pollution) will cause many limestones to rapidly degrade.

Home Buyers Surveys will usually offer guidance on these matters. An example would be clearing of ivy-like plant life and weeds.

To find a specific quarried stone, get in touch with a local firm. For example, Urban Fires, Flat 52 Trafalgar Court, Wapping Wall, London, E1W 3TF may be able to assist.

External walls

In the HomeBuyer Report can you give some examples of an red light rating defects for 'E4 - Main walls' ?

All visible issues relating to the outside elevations and foundations are checked, an in-depth building survey may be required if serious foundational issues are suspected. Observations on the Damp Proof Course are also reported here. Bricks that are too close to the soil level without proper damp-proofing is an example. Condition rating three is used to highlight very serious issues. Defects marked in red may also need further inspection by an expert, where asbestos is suspected to have been used in the Wapping property's construction. Not inspected' is used to indicate those subsections of Section E which do not apply to the Wapping property. Irrespective of standardised format of the report, your surveyor will provide a bespoke report, tailored to your particular concerns.
