Looking for a Home Survey ? Which survey is the right choice?

  • House suitable for a HomeBuyer Report

    Homebuyer Report in Watnall

A RICS Homebuyer Report is the best choice when buying a home made of conventional building materials i.e. tile & brick, in reasonable order and not over 100 years in age.

  • Property suitable for a Building Survey

    Building Survey in Watnall

The Building Survey (which used to be called a Full Structural Survey in Watnall) is also conducted by a RICS chartered surveyor and is more detailed. Choose this when buying a non standard , for example stone wall buildings.

  • Surveyor carrying out a Property Valuation

This is a professional valuation . It is typically chosen by mortgage free purchasers or someone needing a formal valuation e.g. a dispute.

HomeBuyer Report

Is it best to select a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Watnall and which one would be cheaper?

The Full Structural Survey is now called a Building Survey, however it is effectively the same level of survey.

If the Watnall property is a flat, or is 100 or more years old, or has been substantially modified, or is of non standard construction, RICS advise a cheaper HomeBuyer Report.

If you are planning to do any major works, RICS advise you commission a Building Survey. This more detailed survey is not as cheap, but it will give an in-depth analysis of the Watnall property's state of repair in addition to advice on structural defects as well as maintenance options .

Defective door frame

On the HomeBuyer Report what effect can a Condition rating 2 have on 'E6 - Outside doors' ?

The surveyor will confirm that all external doors work, but will not force open any without keys. In general, draughts and damp penetration around the frames will be included. A door frame which has been installed back-to-front, for example, is included in Section E.

A condition rating of two means that the element covered will need work at some point. In contrast to more serious, 'red' rated, defects, these issues do not require immediate attention. In some cases, an element covered under Section E may be marked as NI, or 'Not inspected'. Irrespective of standardised format of the report, your surveyor will provide a bespoke report, tailored to your particular concerns.

Asbestos roof tiles

The vendor has mentioned there are asbestos flooring materials being found in property. What is asbestos and what are the remedial options?

Asbestos is a carcinogenic fibrous material of several naturally occurring materials. The 3 main types are Blue, Brown and White and they were commonly used in building materials such as artex.

Asbestos was commonly used as it has excellent heat resistance properties, it may be found in the home appliances. Technically all forms including Chrysotile are deadly and can lead to lung cancer if inhaled over sustained periods. Care should be taken if asbestos is discovered not to displace it and expert advice should be sought ASAP.

Surveyors will not confirm the existence asbestos on a Watnall home survey. However, surveyors will report on the risk of asbestos during the survey and should suggest further investigation.

Damaged Render

What will the Watnall Surveyor consider on a roughcast rendered (stucco) house in Watnall which I am thinking of purchasing.

Stucco is just a kind of render. Usually it is layered over brick that sets to a smooth flat finish. Stucco is very appealing and is/was often found on Victorian and Regency properties. it can be prone to defect and Surveyors frequently highlight any number of problems for instance lateral visible cracking revealing the mortar joints underneath.

Another example of problems might be when moisture beneath flashings which results in large areas of detachment. Re-coating problems can be surprisingly expensive as the skills are becoming rarer.
