HomeBuyer Report

Should we opt for a HomeBuyer Report, Building Survey or Full Structural Survey for a property in Wellingborough and which is cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey, however it is effectively the same level of survey.

If the Wellingborough property is an apartment, or is 100 or more years old, or has been structurally modified, or is of non standard construction, RICS advise the cheaper HomeBuyer Report.

If you are thinking about whether to do any substantial modifications, you should you opt for a Building Survey. This more detailed survey is less cheap, but it does offer an in-depth analysis of the Wellingborough property's condition as well as including advice on defects , general repairs as well as maintenance options .

Wall cracks caused by subsidence

We found cracks down the gable wall when we last viewed the apartment. Is this a major risk, and what possible solutions are to available to fix this?

Subsidence refers to the movement of a home and its foundations. Home buyers can confuse subsidence with settlement. Settlement will occur in recently built homes, and is rarely a cause for concern. The building's weight can cause the ground beneath the foundations to compact. Additionally, most homes are erected with a variety of materials. These will contract at different rates.

Subsidence can be caused by a range of factors. Collapsed drainage can cause subsidence by washing away or loosening subsoil. This is an example of groundwater subsidence. Organic material in the sub-soil can also create issues. Peat is normally stable when sat below the water table, but if the soil dries out, this organic matter will decompose. This causes the subsoil to be compacted as its volume is reduced, by the sheer weight and pressure of the building above.

Finding the cause of any subsidence is key. This need not be expensive.Though tree roots are often the cause, removal of this plant life may make the problem worse, so professional advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Willow trees, for example, are often the culprits of serious subsidence. Buyers are often surprised to learn that a willow tree should be planted no neared than 40m from a home. Chartered surveyors should be able to identify a subsidence problem, while structural engineers may also be required.

Damage caused by high rainfall

Do I need to check rainwater goods? Also, where there [var10], what should we do?

Despite England's reputation for wet weather the effect which rainfall has on houses is overlooked. For instance, spattered mud around the bottom of downspouts strongly suggest that the drainage systems are at risk, and may lead to warped floorboards or beams. That is not to say that drainage problems should cause you to reconsider a purchase. They are usually a simple matter to repair, if identified early. However, if the drains are not cleared out regularly, the resulting damage can lower the value of the property and become increasing harder to repair. In the worst case scenario, deterioration of a building's foundations can become fatal to its structural integrity, risking collapse.

Timber damage by insect larvae

We are buying in Wellingborough, and think we saw signs of pests in the loft conversion - Will the Building Survey investigate this?

Infestations can range from the mild and harmless, to the seriously harmful. Unfortunately, the impact to a house and its inhabitants can put your health in danger and affect its value. Evidence may not be easy to find, dust mites make they habitation in furnishings and bedding, and are a common source of allergies.

Treatment for an infestation may include chemical treatment or destruction of tainted materials. As awareness of less common problems grows, more surveys should identify these and advise on remedies.
