HomeBuyer Report

Should we choose a Full Structural Survey, Building Survey or HomeBuyer Report on a house in West Ealing and which one is cheaper?

The Full Structural Survey has been renamed a Building Survey, although it is effectively the same.

If the West Ealing property is a flat or maisonette, or is over 100 years old, or has been extended or modified, or is of non standard construction, then RICS recommend the cheaper HomeBuyer Report.

If you intend to do any significant alterations, it would be better that you carry out a Building Survey. This survey is not as cheap, however it does give you a more detailed analysis of the West Ealing property's general condition along with advice on structural defects , general repairs as well as maintenance options .

Wall cracks caused by subsidence

I know that West Ealing subsidence has been a concern. How could this affect the property, and what can be done to remedy subsidence if subsidence is found during the Building Survey?

Subsidence refers to the movement of a home and its foundations. Subsidence may be confused with settlement. Settlement will occur in more modern homes, and is rarely a cause for concern. The building's weight can cause the ground beneath the foundations to compact, which will cease after a matter of months. In some older homes cracks become apparent when temperatures rise[ that close up in the winter] when the materials contract, absorbing more moisture.

Subsidence can be difficult to diagnose because some of the signs could easily be caused by other factors. A sudden change in the weather can also impact a house susceptible to further settlement, either as a result of poor construction, materials or existing damage.

Identifying the cause of subsidence is the first step to its solution. This need not be expensive.Removing or even pruning any tree(s) causing subsidence may be enough to halt any further movement. In some more serious situations, underpinning may be necessary. Underpinning involves holes being dug 1 metre long and around 1.5 metres deep, along all affected sections of wall, and just beneath the present foundations. Reinforcement bars and concrete are then inserted into these pits to support the structure, as the rest of the foundations are dug out and similarly filled in with concrete. A surveyor will be able to recommend who to speak to about the best course of action, when it comes to tree removal.

External brick wall issue identified during property survey

We want to put in an offer on a place in West Ealing. Is there any brick chimney upkeep guidance we should be aware of??

Brick-constructed property do benefit from many advantages. However, they can also suffer from considerable issues, such as lack of a damp proof course. An especially severe issue is wall tie failure. This occurs when ties supporting old cavity walls rust, leading to horizontal cracks and separation of the internal and eternal leaves of the wall. For more information, contact a local builder, Riverside Brickwork of 26 Midway, Sutton, SM3 9EL on 020 8644 8631.

E.g. Flemish bond or basket weave bonds are both used in West Ealing property. The apparent simplicity of brick repairs compared to plumbing or rewiring can lead to a DIY effort making a situation worse. Seek advice before undertaking such work, and do not disregard your surveyors advice.

Gas flame

Does a local surveyor check out the state of repair of the gas heaters?

Your RICS chartered surveyor will visually look at any accessible parts of the system. This means things like the routing of any gas pipes for instance, as well as gas connected fittings such as balanced flues. Fittings or covers won't however be detached. Most people are aware that gas is potentially deadly, should there be any worries about gas fittings or if you suspect a gas issue, contact a gas safe engineer.
