HomeBuyer Report

Should we get a HomeBuyer Report, Building Survey or Full Structural Survey on a home in Wirral and which would be the cheapest?

The Full Structural Survey has been updated to a Building Survey and is essentially the same.

If the Wirral property is a flat, or is a period property, or has been extended or modified, or is of non standard construction (i.e. not brick and tile), you should choose the cheaper HomeBuyer Report.

If you are planning to do any alterations, RICS advise you commission a Building Survey. The Building Survey is less cheap however it will provide you with an in-depth analysis of the Wirral property's general condition as well as advice on structural defects as well as maintenance options .

Roof defects identified during a survey

A neighbour said that leaks in the roof had been a concern. What should we investigate during the survey?

This is frequently addressed by house surveyors. Many residential properties can be hiding serious roof maintenance problems. From collar ties to purlins, all aspects of the roof will be considered. Flat roofs can also be a nuisance, caused by factors like amateur repairs.

Fixing a leaking roof need not always be costly, but they should be budgeted for carefully. A building survey prior to exchange is highly recommended, so that you fully understand what expenses you will be facing. A roofing contractor with solid references can provide a quote.

Damage caused by high rainfall

Are wet conditions an issue in Wirral, and does our home buyers survey mention it? Are repairs going to be expensive?

Rainfall is a fact of life in the UK, however, heavy rain and the effect it can have on your property are not given the attention it deserves by purchasers. If you have investigated the residence in warm weather, defects may not have been obvious. Signs that downspouts are at risk include water pooling below gutters. Blocked rainwater goods can result in collapsed drains or overflowing septic tank.

Fortunately, guttering issues are generally easy to remedy.

Asbestos roof tiles

The mortgage valuation surveyor informed me there may be powdery white asbestos duct connectors situated in the home. Which types of asbestos are a concern?

Asbestos is a potentially deadly material. The 3 main types are Blue, Brown and White may be in building materials for example coatings spayed on beams. Its use is widespread, for example - as it has excellent tensile strength properties, it may be found in cement sheet. It is found all over the world including the US.

All forms including white are hazardous and may lead to lung cancer following prolonged exposure. In fact inhaling a one fibre is not deadly.

If found, care should be taken on no account to damage it. Professional advice should be sought as soon as possible. Removing it is dear but must be carried out by trained experts. Wirral Surveyors do not verify the presence of asbestos during a Wirral building survey. Surveyors will mention potential asbestos during the Wirral survey and should inform you of the options.
