HomeBuyer Report

Should we select a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Yate and which is the cheapest?

The Full Structural Survey has a new name called a Building Survey, although it is effectively the same.

If the Yate property is a flat or maisonette, or is an older property, or has been structurally modified, or is of non standard construction, you should go for the cheaper HomeBuyer Report.

If you are planning to do any major works, you should you go for a Building Survey. This survey is not as cheap as a HomeBuyer Report however it will give you a more detailed analysis of the Yate property's state of repair as well as advice on structural defects as well as maintenance options .

Wall cracks caused by subsidence

The seller mentioned subsidence has been worth checking. How could this affect the property, and what subsidence issues does the RICS Surveyor report on?

Movement of a structure on a structural level is called subsidence. However, subsidence should be distinguished from the normal settlement of a home. Heave is less common, and may result from the removal of a tree or shrub.

A relatively small number of issues are usually found to be the cause of movement to a property. One such issue is that soil on ground which slopes downward is not as stable as that sitting flat. In very wet or flooded conditions, the soil layer may become unstable and begin to slide downward. In some cases, the presence of organic material, which then rots or breaks down, can also destabilise the structure. This causes the volume of soil to reduce so that foundations can crush the subsoil.

Identifying the cause of subsidence is the first step to its solution. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. In some more serious situations, underpinning may be necessary. Underpinning the foundations will usually stop the foundations from further movement. It is, however, a time-consuming and costly process. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Damaged Render

What will the Property Surveyor look for on a stucco Victorian house in Yate.

Stucco is really smooth type of render. Commonly stucco is applied to brick that dries to a smooth surface that is sometimes scored to resemble stone. Stucco is very beautiful and is common on some Victorian and Georgian houses. it can be problematic and Yate surveyors can detail defects for example, lateral hairline cracking that follows the underlying mortar joints. Other potential problems could result from the supporting significant loads such as cracking under stone slab roofs. Remedying problems may be dear as the skills are becoming more difficult to find.

Asbestos roof tiles

A builder friend commented to say there is concern white asbestos cement at the property. What is asbestos and how is it remedied?

Asbestos is a dangerous fibrous substance. There are over 60 types, 6 of which were used in the UK and are often found in the building materials including central heating flues.

Asbestos was commonly used as it has a range of useful characteristic fire retarding properties, it may be found in garage roofs.

All forms are pernicious and may lead to lung cancer if inhaled over sustained periods. Should you find asbestos, you should be careful never to displace the asbestos. Professional advice should be sought without delay.

Surveyors do not tell you whether there is asbestos on a survey. They will report on the risk of asbestos risks and will recommend professional testing.
